Ce que ce poste implique :

Relevant du vice-président Gestion de portefeuille commercial vous superviserez toutes les opérations quotidiennes des propriétés qui vous sont assignées (Centre Greenfield Park Annexe Greenfield Park et Place Pierre-Boucher toutes situées sur la Rive-Sud de Montréal). Vous représenterez le propriétaire de limmeuble gérerez les relations avec les locataires coordonnerez les opérations de limmeuble et veillerez à ce que les propriétés fonctionnent de manière efficace sécuritaire et rentable. Ce poste offre lopportunité de diriger un portefeuille dynamique tout en collaborant avec des équipes interfonctionnelles pour fournir des services de gestion immobilière exceptionnels qui contribuent à la réputation de JLL en tant que chef de file de limmobilier commercial.

À quoi ressemblera votre quotidien :

  • Représenter le propriétaire de limmeuble dans toutes les activités de gestion quotidiennes et établir des relations professionnelles avec les représentants des locataires

  • Inspecter régulièrement tous les secteurs de limmeuble et coordonner lengagement des locataires les améliorations de limmeuble et les modifications pour les locataires en collaboration avec les équipes marketing et opérations de JLL

  • Préparer et gérer les budgets annuels pour les revenus dépenses dépenses en capital et planification à long terme; gérer les dépenses dexploitation mensuelles et préparer les rapports financiers trimestriels

  • Superviser tout le personnel de limmeuble et les entrepreneurs externes y compris les services de sécurité de nettoyage dentretien et de portier

  • Surveiller et faire appliquer les clauses des baux avec tact percevoir les loyers et comptes débiteurs émettre les lettres et avis aux locataires et maximiser les revenus

  • Assurer que les installations techniques de limmeuble et les salles mécaniques demeurent propres sécuritaires écoénergétiques et conformes aux codes du bâtiment; maintenir les espaces vacants à des normes présentables

  • Maintenir les procédures dintervention durgence gérer les opérations de stationnement et superviser tous les contrats de service jusquà leur renouvellement ou le lancement dun processus dappel doffres

Qualifications requises :

  • Diplôme universitaire en administration ou en gestion immobilière OU désignation RPA FMA ou CPM avec une combinaison équivalente dexpérience et de formation

  • Minimum de cinq à sept ans dexpérience dans un rôle similaire de gestion immobilière

  • Excellentes compétences de communication écrite et verbale en français et en anglais*

  • Solides compétences en gestion leadership et relations interpersonnelles avec capacité démontrée à travailler efficacement avec les autres à tous les niveaux

  • Bonnes connaissances en comptabilité incluant les principes de base théories et pratiques; très bonne connaissance de la suite Microsoft Office (Outlook Excel Word)

  • Familiarité avec les processus de construction (lecture desquisses plans détaillés schémas) et les systèmes CVCA des bâtiments

  • Capacité prouvée à effectuer plusieurs tâches simultanément travailler sous pression résoudre les problèmes de manière créative et équilibrer efficacement les priorités

Qualifications préférées :

  • Solides compétences analytiques et en recherche

  • Expérience en coordination avec des équipes interfonctionnelles et des parties prenantes externes

  • Connaissance des codes du bâtiment et des réglementations de sécurité

  • Expérience dans la gestion et lapprobation des bons de commande

  • Antécédents prouvés en maximisation des revenus et en gestion des coûts

Property Manager JLL

What this job involves:

Reporting to the Vice-President Retail Portfolio Management Canada you will oversee all day-to-day operations of assigned properties (Centre Greenfield Park Annexe Greenfield Park and Place Pierre-Boucher all located on the South Shore of Montreal). You will represent the building owner manage tenant relationships coordinate building operations and ensure the properties operate efficiently safely and profitably. This role offers the opportunity to lead a dynamic portfolio while collaborating with cross-functional teams to deliver exceptional property management services that contribute to JLLs reputation as a leader in commercial real estate.

What your day-to-day will look like:

  • Represent the building owner in all day-to-day management activities and establish professional relationships with tenant representatives

  • Inspect all building areas regularly and coordinate tenant engagement building improvements and tenant modifications in collaboration with JLLs marketing and operations teams

  • Prepare and manage annual budgets for revenues expenses capital expenditures and long-term planning; manage monthly operating expenses and prepare quarterly financial reports

  • Oversee and supervise all building staff and external contractors including security cleaning maintenance and day porter services

  • Monitor and enforce lease terms tactfully collect rent and accounts receivable issue tenant letters and notices and maximize revenue opportunities

  • Ensure building technical installations and mechanical rooms remain clean safe energy-efficient and compliant with building codes; maintain vacant spaces to presentable standards

  • Maintain emergency response procedures manage parking operations and oversee all service contracts through renewal or competitive bidding processes

Required Qualifications:

  • University degree in administration or property management OR RPA FMA or CPM designation with equivalent combination of experience and education

  • Minimum of five to seven years of experience in a similar property management role

  • Excellent written and verbal communication skills in both French and English*

  • Strong management leadership and interpersonal skills with demonstrated ability to work effectively with others at all levels

  • Solid accounting knowledge including basic principles theories and practices; very good knowledge of Microsoft Office suite (Outlook Excel Word)

  • Familiarity with construction processes (reading sketches detailed plans schematics) and building HVAC systems

  • Proven ability to multitask work under pressure solve problems creatively and balance priorities effectively

Preferred Qualifications:

  • Strong analytical and research skills

  • Experience coordinating with cross-functional teams and external stakeholders

  • Knowledge of building codes and safety regulations

  • Experience with purchase order management and approval processes

  • Proven track record in revenue maximization and cost management

*Oral and/or written interactions with tenants or external partners based outside Quebec (for example service providers law firms peers bankers brokerage firms credit analysis firms credit agencies non-French-speaking clients etc.)
