及时并优质的完成工程主管交付合理工作指标/内容

对客户的合理设备设施服务要求提供支持

知晓部门所有操作流程并遵守执行

负责所有职责范围内设施和设备正常运行包括但不限于电气空调电梯BMS消防建筑空压机热水给排水太阳能监控门禁雨水回收系统会议室等公共设施设备

根据公司的生产环境设备说明书设备状况制定年度设备点检巡查维护与保养标准的编制经相关人员审批后实施

在工程主管的指导下根据年度保养点检计划制定各月度的设备维护工作

根据设备维护保养计划提前申请设备维护保养时所需的备件

努力学习熟悉掌握所管辖维修及保养等各项技术指标去延长设备的使用寿命并节约设备使用成本

对设备出现的状况进行及时跟进如有必要向工程主管进行报告

在工程主管领导下严格遵照设备的保养和点检计划按时完成非外包的定期保养工作并填写保养记录发现保养中存在的问题及时在保养单记录并上报主管

配合外包设备的维修保养商开展分管设备系统的维修保养工作监督设备维修保养全过程的质量以及测试验收工作并做好记录

确保所有工作根据SLA要求按时完成

及时按照优先等级处理上级指派的日常维修工单完成后并及时反馈给工程主管如果缺少物料请提出需要的材料型号&品牌数量尺寸等数据给工程主管去及时安排申请购买如果维修需要寻求外包商请向工程主管提出建议并解释原因确保工程主管能做出清楚的判断

当值时按照巡查路线巡查点位规定的巡查时间巡查负责厂区和办公楼所有设备的检查并做好巡查记录和抄表记录不得私自修改设备设定参数发现问题第一时间向相关上级领导反应做好记录并跟踪问题发展情况

严格按照客户各项成文规定的各类设备的开关时间操作包括公共区域照明灯具空调等

根据检修计划表做好有关检修工作做好检修记录发现问题认真解决最大限度减少经济损失

发生紧急事故应立即到位配合上级迅速查明原因排除故障并7x24小时响应紧急情况的现场支持

按照7S和行业标准管理设备和设备房

例如空调机房设备房门名称&编号设备房门上粘贴安全警示标识设备房上锁设备房内机房管理制度设备机房责任人设备保养记录设备巡查记录授权人员上岗证复印件上墙设备名称设备运行&待机&维修中设备操作指引管道介质管道流向阀门开关状态配电柜名称上级开关位置上级开关名称配电柜温度检测点标识&编号确保所有的标识完整和机房整洁卫生

贯彻公司环保方针每日记录能源使用数据并追踪和分析能源使用状况发现能耗数据比日常偏高需要马上检查异常并报告工程主管并提出合理化的节电节水建议提高环保节约意识

发展个人主观能动性积极动脑大胆提出合理化建议和工作方法

增强服务意识提高服务质量不断的为客人提供高水平的服务

完善并执行交接班制度规范填写交接班表格

积极完成上级领导指派的其他各项工作

客户的满意度

个人绩效评估

高中及以上学历或技术学校毕业持有专业上岗证 (空调上岗电梯低压电工上岗证高压电工上岗证消防上岗证等)

二年以上机电设备相关管理经验

熟悉楼宇中的机电设备运营与维保工作

能够根据工作要求进行轮班包括周末及法定假日

良好的服务态度及工作态度
