Role Overview
Our client a growing property services and estate management company is seeking a driven and customer-focused Rental Agent / Letting Consultant to manage residential leasing within their property portfolio.
The successful candidate will be responsible for marketing rental properties qualifying tenants coordinating viewings and managing the full leasing process from enquiry through to lease signing.
This role requires strong relationship management sales ability and administrative accuracy to ensure high occupancy levels and a professional rental experience for landlords and tenants.
Key Responsibilities
Leasing & Tenant Acquisition

Market available rental properties across various property platforms and marketing channels.

Respond to rental enquiries promptly and professionally.

Qualify prospective tenants based on affordability creditworthiness and suitability.

Schedule and conduct property viewings with potential tenants.

Negotiate rental terms between landlords and tenants where applicable.
Tenant Screening & Compliance
-
Conduct tenant background checks including credit checks employment verification and reference checks.

Ensure all tenant documentation is complete and compliant with company procedures and regulatory requirements.

Prepare lease agreements and supporting documentation for signature.
Property & Portfolio Management Support
-
Maintain accurate records of available rental stock.

Liaise with property management teams regarding property availability maintenance issues and tenant move-ins.

Ensure properties are marketed effectively to minimise vacancy periods.
Client & Tenant Relationship Management
-
Build and maintain professional relationships with landlords and tenants.

Provide regular feedback to landlords on rental enquiries viewings and market conditions.

Assist with tenant onboarding processes and move-in coordination.
Administration & Reporting
-
Maintain accurate records of tenant applications and lease documentation.

Update internal systems and CRM platforms with rental activity and tenant information.

Track rental performance and occupancy levels within the portfolio.
Key Performance Indicators (KPIs)

Occupancy rate of rental portfolio

Average vacancy period for listed properties

Number of successful leases concluded

Tenant application conversion rate

Landlord satisfaction and retention

Accuracy and completeness of lease documentation
Minimum Requirements

Matric / Grade 12 (essential)
-
Diploma or qualification in Property Studies Real Estate or Business (advantageous)

Previous experience in residential rentals property management or real estate sales

Strong sales and negotiation skills

Excellent communication and interpersonal skills

Ability to work in a target-driven environment

Experience with residential rental portfolios

Knowledge of South African rental legislation and lease agreements
