JOB SUMMARY:
Provide supervision of district-wide maintenance and grounds programs and staff to create and maintain a safe working and learning environment for students staff parents and the general public; ensure compliance with relevant local state and federal regulations.
TYPICAL RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:
- Supervise the daily operations of the maintenance and grounds department. Prioritize and schedule work using the districts work order management system.
- Develop and administer a comprehensive preventive maintenance and grounds program.
- Liaise with schools and departments on relevant facility issues ensuring timely and effective response resolution and customer service.
- Supervise an aggressive maintenance program including summer work coordinated with maintenance needs the requests of building administrators projects planned and implemented by the Capital Projects team and scheduled summer programs.
- Assign work and/or oversee the assignment of work in collaboration with the maintenance department lead grounds lead and office coordinator.
- Monitor the budgets of the maintenance and grounds departments. Suggest budget modifications during budget development.
- Oversee the acquisition and utilization of all maintenance and grounds materials and supplies.
- Follow procurement policies and procedures to secure contractors to perform certain maintenance or repairs.
- Oversee the assignment of personnel within established contractual and personnel procedures and evaluate maintenance and grounds personnel performance.
- Coordinate a comprehensive training program for maintenance and grounds personnel to achieve a high standard of work productivity performance and safety. Ensure employees retain required certifications and licensures.
- Respond to emergency and unexpected needs and make arrangements with staff for special activities and emergency repair work including nights and weekends.
- Contribute to development of technical and non-technical solutions to facilities related needs as required. Function as subject-matter expert on facilities topics relevant to building systems and involved trades.
- Work in support of the districts Capital Projects Department in development of project specifications documentation of existing conditions and standards facility access and security logistical support and coordination of facility operations and construction.
- Provide warranty follow up for small works projects and major maintenance improvements.
- Ensure continued responsiveness to building and district needs as well as high levels of customer service.
- Oversee proper collection and retention of departmental data and documentation.
- Monitor and maintain safety standards for employees.
- Implement and comply with Federal and State laws and District Policy.
- Meet or exceed attendance expectations.
- Support and assist the Director of Facilities in his/her duties.
- Support district-wide initiatives including Bond and Levy planning efforts; Strategic Plan work and continuous improvement efforts.
- Perform other related duties as assigned.
JOB REQUIREMENTS; MINIMUM QUALIFICATIONS:
Skills Knowledge and Abilities required to satisfactorily perform the functions of the job include:
- Prior experience leading or supervising the daily work of others and evaluating performance.
- Knowledge of current strategies in building maintenance and grounds operations.
- Demonstrated exceptional communication skills to a variety of audiences including written and verbal communications.
- Demonstrated knowledge of basic math spelling grammar and punctuation including written composition skills.
- Ability to work independently and make sound decisions.
- Ability to communicate effectively with employees customers and supervisors.
- Ability to work well with administrators staff and the general public; displaying tact sound judgment discretion and confidentiality.
- Ability to convey a positive image of the employer to foster good employee/employer relations and public relations.
- Ability to work well under pressure and meet tight timelines.
- Competency using computer software programs such as Microsoft Office Outlook and other standard business applications.
- Experience with a recognized work order management system preferred.
- Experience with Siemens Apogee Insite or Desigo BMS (Building Management System) preferred.
- Possess personal and emotional qualities including flexibility to meet the demands of the position.
- Possess highly developed organizational skills.
- Demonstrated ability to effectively supervise and lead department staff

PREFERRED QUALIFICATIONS:
- Bachelors degree preferably in facilities management or related field.
- Possess or be able to obtain appropriate certification with respect to asbestos and other EPA or OSHA programs.
EDUCATION:
EXPERIENCE:
- Five (5) or more years experience in the technical industrial trades with a background in building and facilities maintenance. Background to include experience with and knowledge of various mechanical systems including HVAC electrical and plumbing.
- Three (3) or more years experience in a supervisory capacity.
