Job Summary
The Landlord Maintenance Supervisor will oversee the day-to-day maintenance operations across properties. This position will ensure timely completion of landlord maintenance and repair obligations as well as required landlord repairs following casualty damage for Family Dollar stores. The role requires regular ongoing engagement with Family Dollars landlords to ensure that repairs are completed timely and that stores remain open and maintained to brand standards. This position may also oversee Family Dollars adherence to leasehold maintenance and repair obligations including engagement with landlords regarding lease requirements. The Landlord Maintenance Supervisor will lead the process of identifying landlord responsibilities requesting landlord performance of lease obligations monitoring compliance and addressing remedies for noncompliance as necessary. Focus areas include but are not limited to landlords successful maintenance of roofs structures parking and safety systems necessary to provide safe clean and successful shopping environments. This role will also supervise a team who will coordinate vendor work ensure timely completion of service requests preventive maintenance and capital projects.
Essential Duties & Responsibilities
Coordinates closely with other property management teams including facilities maintenance planned programs waste and utilities as required to maintain retail facilities. Serves as an escalation point when routine communication not producing intended result with landlords. |
Manages and coordinates response to similar in-bound landlord requests for tenant actions including resolving Family Dollar facility related defaults. |
Develops and applies suitable processes to notify motivate and respond to landlords to deliver fastest and most efficient results. Process includes but not limited to application of notice demand and default provisions of leases and requires regular and ongoing engagement with landlords. |
Manages issues effectively within two or more complex computer applications- work order management system and lease administration system. |
Coordinates with lease administration lease accounting and legal teams with Family Dollar to complete responsibilities and insure consistent and effective landlord communications. |
Exercises a high-level of independent judgment and leads team to deliver results with high volume (thousands) of issues in a fast-paced environment with urgency to serve all Family Dollar store needs. |
Trains and guides skilled team members within suitable framework to enable effective independent judgment balanced by effective control measures. Develops and applies suitable verification and quality control measures for field results. |
Prepares or oversees financial reporting including tenant allowance landlord receivables and payables. Supports lease accounting with execution of financial tasks related the information. |
Leads team that serves as primary point of contact between the company and landlords for all facilities operational issues including but not limited to maintenance repairs damage and destruction utilities etc.) |
Any other duties assigned by management |
Qualifications
Education (HS Diploma Under/Graduate Degree etc.) | High School Diploma or equivalent combination of education and experience. |
Business Experience (prior-years work/related experience) | Minimum 7-10 years of experience in facilities management. |
Licenses/Certifications |

Language Skills | Ability to read and comprehend instructions including but not limited to safety policies procedure manuals and maintenance specifications. Ability to write routine reports and correspondence. Ability to effectively present information in individual and small group situations. Understands legal terms that may vary in multiple formats of lease and other legal documents. Correctly applies often conflicting or confusing terms in complex situations seeks and applies legal advice as appropriate to resolve thousands of issues and manage risk appropriately. |
Technical Qualifications & Skills | Requires experience with MS Word MS Excel email and CMMS
Possesses develops or maintains suitable subject matter expertise in building systems especially roof; structure; mechanical electrical plumbing; or paving systems to engage both landlords consultants and contractors effectively. |
