职位概述

协助中国区物业与资产管理部负责人监管全国业务运营确保全面达成公司设定的财务目标与综合绩效指标负责建立并不断完善运营管控体系以标准化合规化为基础驱动整体服务水平的持续提升

岗位职责

作为各区域运营总监的虚线汇报主管承担相关绩效评估职责

监督和协调人力资源战略的实施包括CPM team leader及Hub head绩效评估及其他人力资源项目;

监督和协调培训学院工作确保完成年度内部培训计划以及对外培训任务

负责执行工程管理Engineering management和质量保证(QA)政策及流程的实施包括IMS/深入审计GIA及NC改进计划执行;

根据财务提供的管理酬金及各项目财务监控指标对于超出应收应付以及现金流超出警戒线的制定改善计划

负责制定多种经营年度计划并监督在各区执行

执行年度在各区推行的PPM PES以及各类项目认证工作

负责新项目的入场项目终止撤场的工作

制定一线城市C D类项目改善计划并定期回顾

与Marketing 合作执行年度市场推广计划

推动Regional PAM的IT 系统落地及本地化科技的应用

与公司法务部门合作确保PAM运营完全满足合规要求/标准化程序SOP

项目层面推动部分工作流程向JBS转移以实现运营成本降低竞争力提升

供应商管理梳理优质供应商库建立定期品质回顾与改善机制建立REMS下的采购标准化体系

组建移动工程团队Mobile Engineering Team

建立全风险外包员工的供应商库推动全风险外包完成公司目标

负责监督华西项目的退出计划实施

牵头并支持Project Nike的工作组任务
