Job Summary: The Physical Plant Supervisor shall ensure the proper maintenance and custodial upkeep of the facilities and grounds. This position will supervise the operation of the maintenance and custodial staff assisted by the other supervisory employees of the department. This person will be expected to provide the basic tools necessary for job performance to hold and maintain a valid drivers license and to use a personal vehicle in the performance of the job.
Essential Duties and Responsibilities: Other duties may be assigned.
1. Supervise advise and evaluate staff; coordinate and assign work schedules. Develop and maintain a system of daily and periodic job duty checklists. Develop job performance standards and a staff training program.
2. Responsible for the hiring review supervision training and evaluation of staff members. Ability to manage in a union labor environment in compliance with the collectively bargained agreement.
3. Consult with the department supervisors and building principals to supervise and schedule the cleaning maintenance and repair of all school buildings.
4. Act as the Designated Person for asbestos control for the District. As such approve in advance all construction and repair work performed in the District to determine that such work will not disturb asbestos-containing materials.
5. Work with asbestos consultants and contractors to implement and update the asbestos management plan of the District. Conduct asbestos inspections for all buildings as scheduled; maintain documentation as required regarding inspections.
6. Act as the recycling Officer for the District. As such coordinate the Districts program for removal and recycling of waste materials.
7. Maintain full knowledge of safety device protocols alarm warnings and evacuation plans.
8. Work with vendors as assigned to complete projects on time on budget to expectation.
9. Along with the departmental supervisors supervise all facility work done in the District and certify as to
its compliance with all local state and federal codes.
10. Coordinate and participate in the regularly scheduled inspections of buildings for safety health and cleanliness. Perform or facilitate inspections for all buildings grounds and equipment utilized by the District.
11. Develop and manage the departmental budget.
12. Develop and coordinate a system of preventive maintenance.
13. Maintain inventory management of custodial equipment and cleaning supplies as well as purchasing of custodial equipment and cleaning supplies districtwide.
14. Establish a long-range plan for the improvement of District facilities.
15. Responsible for the development of operational and capital budget requests meeting budgetary objectives and communicating needs with necessary substantiation. Assist with analysis of budgetary variances as requested.
16. Perform maintenance and construction work on heating plumbing electrical mechanical and other systems of machinery and equipment.
17. Perform maintenance work and incidental custodial work as required.
18. Maintain chemical GHS/SDS documents for all buildings keeping up with all State and Federal
Guidelines and codes.
19. Must maintain flexibility to ensure ability to meet a 24/7 on-call schedule and adapt to priorities as needs dictate. Requires the ability to switch to a night shift schedule as needed to ensure department priorities are met.
Supervision Received: Reports directly to the Districts Chief Financial Officer while working closely with the Superintendent.
Supervisory Responsibilities: Supervise all staff in the Maintenance/Operations department realizing the constraints within the Collective Bargaining Agreement the district works under.
Qualification Requirements:To perform this job successfully an individual must be able to perform each job function in an efficient and compliant manner. 1. Education and Experience: High school degree or equivalent; 3-5 years of commercial maintenance and personnel management experience preferably in a union environment. Previous experience with HVAC/DDCs required. Experience working with general carpentry hand tools as well as power tools.
2. Language Skills: Ability to read a limited number of two- and three-syllable words and to recognize similarities and differences between words and between series of numbers. Ability to print and speak simple sentences.
3. Mathematical Skills: Good basic mathematical skills including ability to perform operations using units of weight measurement volume and distance.
4. Reasoning Ability/Mental Requirements: Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to deal with problems involving concrete variables in standardized situations in a safe efficient manner. Must be able to multi-task to meet objectives on time on budget.
5. Communication & Interpersonal Skills: Ability to communicate courteously efficiently and effectively with a variety of individuals including students faculty administrators parents and representatives of outside organizations and staff. Ability to work cooperatively and effectively with peers subordinates supervisors parents and outside agencies. Ability to effectively resolve conflicts.
