Full-Time and Permanent; Non-Exempt; 8 Hours/Day; 252 Days/Year; 12 Months/Year; Grade PP

Plans coordinates and supervises maintenance activities for assigned skilled trades personnel and contractors. Directs and oversees Trades Helpers and Level I II and III maintenance employees. Provides technical guidance inspects major projects and ensures work is completed efficiently safely and in accordance with established standards. This role focuses on carpentry plastering and window shaderelated skilled trades maintenance work.

General Responsibilities

  • Plan and distribute work assignments; explain work requirements and methods to staff.

  • Supervise maintenance personnel and contractors to ensure timely and cost-effective project completion.

  • Provide technical advice production assistance and inspect major projects.

  • Review work in progress for compliance with performance and safety standards.

  • Retrieve prioritize and manage work orders through a computerized work order management system.

  • Respond to email communications and resolve maintenance-related concerns.

  • Coordinate work with other maintenance shops and departments.

  • Perform journey-level and/or master-level skilled trade tasks as required.

  • Prepare cost estimates; approve orders for parts and materials; approve invoices and manage accounts payable.

  • Reconcile purchasing card transactions and investigate billing discrepancies.

  • Identify equipment needs and evaluate vendors and products.

  • Schedule and approve leave; evaluate performance; provide coaching and training; recommend corrective actions as needed.

  • Participate in hiring promotion and workforce development activities.

  • Coordinate structural repairs decking installations renovations handicap ramps window replacements plastering and floor and ceiling repairs.

  • Oversee carpentry services to minimize disruption to school or facility operations.

  • Maintain and repair heating and cooling water piping systems and pumps where applicable.

  • Maintain and repair fire sprinkler and standpipe systems.

  • Respond to emergency situations involving vandalism system failures or natural events.

  • Assign and manage work through the computerized work order system.

  • Perform related duties as assigned.

Education and Experience

  • High school diploma required supplemented by appropriate apprenticeship training.

  • Considerable and progressively responsible experience in the assigned trade including experience at a Level III (lead) capacity or equivalent.

  • Equivalent combination of education and experience that provides required knowledge skills and abilities may be considered.

License/Certification

  • Valid automotive vehicle operators license approved by the appropriate motor vehicle authority.

  • Licenses required for the related Level III classifications supervised.

Required Knowledge Skills and Abilities

  • Comprehensive knowledge of maintenance trade methods materials equipment and tools.

  • Knowledge of applicable local and national codes.

  • Ability to supervise employees and contractors effectively.

  • Ability to estimate costs interpret diagrams and work orders and enforce safety regulations.

  • Strong organizational communication and interpersonal skills.

  • Ability to maintain records prepare reports and use computer systems effectively.

Physical Requirements

Work is performed in both office and field environments and may involve lifting bending climbing and regular site visits.

Work Conditions

  • Exposure to common hazards of the assigned trade; adherence to safety procedures and use of protective equipment required.

  • May require working inside and outside facilities and during unusual hours.

  • May involve responding to conditions with potential risk of injury property damage or emergency situations.
