Position

Internship in Capital Markets Full-time with hybrid work arrangement opportunity to join the Capital Markets department in Milan reporting to the Head of Logistics Capital Markets and Data Centres Milan.

What this job involves

The candidate will collaborate with line managers on logistics light industrial and related development opportunities. They will be integrated into a current team of three members and work alongside the wider logistics and industrial team totaling seven additional members. They will also participate in regular touchpoints with the JLL Industrial & Logistics Pan-European team.

Main assignments of the role:

Under the supervision of Line Managers and Directors in the team:

Supporting existing sales mandates and off-market live opportunities
Supporting and advising all parties at every stage of negotiations through closing
Conducting financial analysis of opportunities through Business Plans and DCF models
Creating pitch documents to secure new mandates (location analysis financial fundamentals macroeconomic context analysis leasing & investment comparables) and various project presentations for investors
Undertaking property inspections and preparing meetings presentations and reports
Supporting market-mapping activities to source new business opportunities
Collecting market intelligence and sharing insights with other departments (Research Leasing)
Executing active-marketing activities during on and off-market sale procedures
Preparing and collecting documentation (lease and notary deed reviews rent roll and tenant covenant analysis financial balance sheet analysis)

A Degree or Masters in economic or technical subjects (Real Estate Economics Business Administration)
Excellent proficiency in Microsoft Office especially PowerPoint and Excel
Strong command of business English and Italian

Collaborative team player with strong interpersonal skills

Di cosa si occuperà

La persona candidata collaborerà con i line manager su opportunità logistiche industriali e sviluppi correlati. Verrà integrata in un team attuale di tre persone e lavorerà insieme al più ampio team logistico e industriale per un totale di altre sette persone. Parteciperà inoltre a regolari punti di contatto con il team JLL Industrial & Logistics Pan-Europeo.

Principali responsabilità del ruolo:

Sotto la supervisione dei Line Manager e delle figure direttive del team:

Supportare i mandati di vendita esistenti e le opportunità live off-market
Supportare e consigliare tutte le parti in ogni fase delle negoziazioni fino alla chiusura
Condurre analisi finanziarie delle opportunità attraverso Business Plan e modelli DCF
Creare documenti di presentazione per acquisire nuovi mandati (analisi della location fondamentali finanziari analisi del contesto macroeconomico comparabili leasing e investment) e varie presentazioni di progetti per investitori
Effettuare sopralluoghi immobiliari e preparare meeting presentazioni e report
Supportare le attività di market-mapping per individuare nuove opportunità di business
Raccogliere intelligence di mercato e condividere insights con altri dipartimenti (Research Leasing)
Eseguire attività di active-marketing durante procedure di vendita on e off-market
Preparare e raccogliere documentazione (revisione di contratti di locazione e atti notarili analisi di rent roll e covenant degli inquilini analisi di bilanci finanziari)
