HealthPartners is hirng a Senior Real Estate Specialist. The Senior Real Estate Specialist serves as a key subject matter expert and primary contact for all real estate contracting activities within an assigned portfolio for HealthPartners. This role is responsible for developing negotiating and managing contract terms conditions modifications and incentives while collaborating with stakeholders to ensure alignment with organizational goals. The position oversees the full contract lifecycle including execution issue resolution dispute mediation and continuous improvement initiatives.
In addition the Senior Specialist coordinates and implements a comprehensive property management program across HealthPartners facilities ensuring cost-effective operations and high-quality clinical and office environments. The role also supports strategic real estate initiatives for HealthPartners and its affiliates partnering closely with senior leadership to facilitate planning negotiations and implementation of both existing and new space needs. Proficiency in regulatory requirements and compliance standardssuch as STARK and Anti-Trust regulationsis essential.
MINIMUM QUALIFICATIONS:
Bachelors Degree in Real Estate Business Administration Finance Facilities Management or a related field.
5 years of experience in commercial real estate property management or real estate contract administration.
Experience working within a healthcare system or large multi-site organization.
Demonstrated experience in negotiating and managing real estate contracts including lease agreements and service contracts.
Strong knowledge of real estate principles property management practices and legal terminology related to contracts.
Proven ability to work independently and manage multiple priorities across a diverse portfolio.
Excellent communication negotiation and interpersonal skills.
Proficiency in Microsoft Office Suite and real estate management software.
PREFERRED QUALIFICATIONS:
7 years of progressive experience in healthcare real estate or facilities management.
Masters degree in Business Real Estate or a related field.
Familiarity with regulatory requirements and compliance standards such as STARK and Anti-Kickback requirements in healthcare facilities.
Experience with strategic planning and implementation of real estate initiatives.
Knowledge of project management methodologies and tools.
Certification such as CCIM CPM or RPA is a plus.
LICENSURE/CERTIFICATION:
Must have and maintain a current Minnesota Real Estate license.
ESSENTIAL DUTIES:

Participate in the selection and oversight of brokers attorneys consultants and contractors for leasing acquisitions dispositions project management and development projects.
Ensure compliance with employment law regulatory standards and internal policies in all real estate-related activities.
