Perform daily inspections of Bryant Building HVAC systems and associated components.
Perform minor HVAC repairs and report major malfunctions to the direct supervisor.
Perform minor repairs and modifications to plumbing and electrical systems including but not limited to replacing light bulbs lighting ballasts electrical outlets flush valves and making thermostat adjustments.
Assist with office relocations within the Bryant Building and FWC satellite offices in the Tallahassee/Leon County area including assembly of office furniture.
Contact and schedule outside contractors for repairs that cannot be performed in-house.
Perform preventive maintenance on Bryant Building equipment including air filter replacement motor lubrication and shaft bearing maintenance.
Maintain accurate maintenance files and documentation.
Perform and document monthly inspections of life safety equipment including fire extinguishers emergency lights exit lights and fire doors.
Conduct daily interior inspections to ensure janitorial services meet required standards and perform minor cleaning as needed prior to janitorial staff arrival.
Conduct daily exterior inspections of sidewalks parking lots and building roof areas.
Maintain and manage the Bryant Building security system including programming and deleting access cards and maintaining communication between Bryant and Berkeley Building systems.
Provide security system reports to Division Office or Institute leadership as requested.
Serve as point of contact for agency staff housed in the Koger Center Office Complex and report maintenance issues promptly to Koger Property/Maintenance staff.
Perform on-call duties during off-duty hours and respond to after-hours maintenance or emergency calls using an agency-assigned cell phone.
Follow all safety procedures required for maintenance and repair work.
High School Diploma or equivalent required.
Commercial building maintenance experience required (residential or apartment maintenance experience does not qualify).
Knowledge of principles and techniques of skilled building trades and mechanical repair work.
Knowledge of safety procedures related to maintenance and repair activities.
Skill in using tools and equipment required for building maintenance.
Ability to perform a variety of skilled trades functions.
Ability to read and interpret blueprints.
Ability to install maintain and repair electric motors generators and other mechanical equipment.
Ability to take accurate measurements and follow instructions.
Ability to operate automobiles.
Ability to bend lift and carry objects weighing up to 50 pounds.
Ability to climb ladders and access elevated areas to install or repair equipment.
Basic computer skills.
Ability to work on-call during off-duty periods as required.
Five (5) years of work experience in the maintenance and repair of Commercial buildings plumbing electrical and/or mechanical equipment. Ability to be On-Call during an off-duty period
