Sr. Real Estate Loan Servicer Role: The Senior Real Estate Loan Servicer oversees construction loan servicing including reviewing draw requests conducting project inspections and ensuring compliance with loan agreements. Coordinates with borrowers contractors and stakeholders to ensure timely and accurate disbursements while managing risk. Performs all other loan servicing duties within the department and serves as a seasoned resource for the Real Estate Loan Servicer and the entire real estate lending department. Provides exceptional member service and ensures all required notifications and compliance standards are met. Essential Functions & Responsibilities: - Reviews and analyzes borrower draw requests by verifying project progress against approved construction schedules and budgets and approves or denies disbursements based on compliance with loan terms. Schedules on-site inspections to evaluate construction progress identify potential issues and ensure loan funds are used appropriately. Monitors project costs in relation to the approved budget identifies potential cost overruns and communicates concerns to both borrowers and management.
- Processes daily weekly and monthly reports to support servicing of the first mortgage real estate portfolio including escrowed taxes and insurance PMI monitoring credit reporting files monthly statements and late payment notices. Prepares and distributes HELOC renewal letters and adjustable-rate HELOC change notices in accordance with regulatory and investor requirements.
- Reviews payment reports and performs daily transactions as needed for the mortgage portfolio provides payoff quotes and runs any necessary payment corrections.
- Funds and completes post-closing processes for real estate loan files including review and verification of recorded mortgages and final title policies.
- Processes and funds indirect mobile home loans.
- Force places taxes and collateral protection insurance as required for non-escrowed loans.
- Performs other related duties as assigned.
Knowledge and Skills: ExperienceThree years to five years of similar or related experience. EducationA two-year college degree or commensurate work experience. Interpersonal SkillsWork involves much personal contact with others inside and/or outside the organization for the purpose of first-level conflict resolution building relationships and soliciting cooperation. Discussions involve a higher degree of confidentiality and discretion requiring diplomacy and tact in communication. Other SkillsMortgage loan or related experience required. Must have good communication skills. Ten key calculator typewriter and keyboard skills. An advanced working knowledge of Microsoft Excel and Word. Time management and organization skills are critical.
