ABOUT THE ROLE
This position is responsible for gathering and reviewing title search documents for full title investigations and queries from the public for absolute title. Thoroughly goes through documents in the chain of title for validity and conducts various other title and ownership related tasks.
WHAT YOULL BE DOING
Conducts full property title searches and investigates successive conveyances arranged from the original source of title to the present holder for real property to a commencement point of 40 years.
Provides title search support and reviews title abstracts legal documents MPAC records maps and various legal & statutory resources to complete title searches.
Researches and analyzes documents pertaining to properties adjoining properties of interest to the Region.
Reviews compiles and analyzes documentation pertaining to full title searches either provided by external consultants or conducted internally in support of legal agreements for negotiated property transactions and expropriations.
Prepares term sheets denoting chain of title and encumbrances.
Updates title searches to facilitate the expropriation process.
Investigates title deficiencies and applies appropriate procedures and legislation to verify and correct discrepancies by gathering supporting documents and submitting to plead case for title correction at the Land Registry Office.
Conducts corporate ownership searches.
Provides comments on legal fabric and encumbrances noted on surveys prepared by Ontario Land Surveyors for all new property requirements including expropriations.
Reviews parcel registers and all pertinent documents in chain of title to determine ownership encumbrances and to verify legal descriptions of property for accuracy completeness and how it affects the title.
Maps legal descriptions to obtain search parameters.
Responds to requests from Legal Services for support pertaining to survey-related issues.
Provides technical support to staff conducting property title searches.
Responds to inquiries and resolves concerns as appropriate.
Ensures that services provided meet Regional customer service standards.
Handles information in accordance with legislation and corporate standards.
WHAT WERE LOOKING FOR
Successful completion of a Community College Diploma in a Law Clerk Program or related field or approved equivalent combination of education and experience.
Minimum three (3) years experience in title search and absolute title searches in a real property environment.
Working knowledge of Teraview.
Demonstrated knowledge of relevant Legislation Standards Acts and Regulations.
Ability to work with high level of accuracy and attention to detail.
Detail oriented and strong research skills and analytical skills.
Demonstrated ability in the Regions core competencies.
Intermediate skills in MS Office Suite.
Strong ability to develop relationships and work in a welcoming and inclusive environment where diversity is celebrated and where everyone can develop to their full potential.
Ability to travel to offsite locations as required.
Ability to work outside regular business hours as required.
