TheOccupied Repairs(OCR)Coordinatorwill provide essential operational support to theOCR Regional Managerwithin their assigned region. This role manages vendor onboarding and compliance reviews proposals and RFIsreviews andidentifiesconcessions and resident chargebacks andis responsible forappliance orders. TheOccupied Repairs Coordinatorensuresaccuratedocumentationtimelyprocessing and effective communication to keep regional operations moving efficiently.
- Support the team in meeting success metrics that may include but not limited to time to onboard new vendors vendor compliance adherence concession approval rate and chargeback accuracy rate.
- Source qualify and onboard vendors for OCR Turns and HOA-related work within their assigned region.
- Identify collect and update missing and outdated compliance documents to maintain compliance.
- Review and approve lien waivers and payment issues to enable vendor payment.
- Review completed work orders and process vendor concession requests when performance does not meet expectations.
- Review completed work orders and process resident chargebacks according to established criteria.
- Review Requests for Information (RFI)s in our partner vendor portals; provide requested information and/or connect with the OCR Regional Manager when necessary.
- Review proposals and approve or escalate them to OCR Regional Manager based on established thresholds.
- Order appliances for assigned region and track orders through completion.
- Process takebacks and assign in-house vendors at the requests of OCR Regional Managers.
- Support warranty initiatives when applicable.
- Support Asset recall initiatives when applicable.
- Performs additional duties and special projects as assigned.
What you should bring
- High school diploma or general education degree (GED); one to three years of project management experience and one to three years of residential construction/rehab knowledge residential experience related experience and/or training; or equivalent combination of education and experience
- Proficiency with Microsoft Word Excel and Outlook
- Working knowledge of internet software Salesforce and project management software
- Scoping software experience preferred
- Excellent communication organizational and problem-solving skills
- Ability to work both independently and collaboratively with cross-functional teams

Youll be part of a fast-paced operations team supporting Occupied Repairs across your assigned this role youll work closely with OCR Regional Managers to support vendor onboarding compliance and work order coordination helping ensure repairs are completed accurately and on time. Your contributions will directly support key performance metrics and keep regional operations running smoothly in a deadline-driven environment.

- 401K:Bridge Investment Group will match your contributions dollar-for-dollar up to 6% of your pay. These contributions are fully vested immediately. - Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.

- Following six (6) months of employment at the Company you will be eligible per birth adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company you will be eligible for twelve weeks of paid parental leave per birth adoption or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
