WHO WE ARE LOOKING FOR
The ideal candidate is a detail-oriented professional who thrives at the intersection of contract management and hands-on building maintenance. We need someone who can manage multiple vendor relationships hold contractors accountable to performance standards and keep meticulous records while also rolling up their sleeves to troubleshoot and repair critical building systems. This role demands someone who is equally comfortable reviewing contract specifications and SLAs as they are diagnosing a fire alarm panel or HVAC issue.
- Demonstrated experience developing managing and monitoring maintenance service contracts including evaluating contractor performance against established criteria and SLAs.
- Strong organizational and documentation skills with the ability to maintain comprehensive records of contracts inspections invoices and compliance requirements.
- Experience with procurement processes such as RFPs ITBs and bid evaluations.
- Proven ability to manage vendor relationships resolve performance issues and serve as a primary point of contact throughout the life of a contract.
- Solid background in the maintenance and repair of commercial building systems including HVAC electrical plumbing and fire alarm systems.
- Proficiency with Computerized Maintenance Management Systems (CMMS) for tracking work orders generating reports and analyzing maintenance data.
- Ability to mentor and provide technical guidance to less experienced staff and to step into a supervisory role in the Facilities Maintenance Superintendents absence.
- Strong written and verbal communication skills for preparing inspection reports coordinating with multiple divisions (Purchasing Public Works Engineering) and presenting findings to stakeholders.
- Self-directed with the ability to prioritize competing demands across contract oversight and hands-on maintenance responsibilities.
WORKING HOURS AND LOCATION
This position typically works Monday through Friday 7:30am 3:30pm. Work outside of these hours may be required to help ensure facilities are maintained. Your day will start at the Mt. Jumbo Shop located on Douglas but considerable time will be spent working at other facilities around the CBJ.
Typical Responsibilities
Oversee the execution of maintenance contracts ensuring that all contractors meet their obligations in terms of quality timeliness and compliance with contract specifications.
Conduct regular inspections of facilities to monitor contractor performance using established criteria to evaluate adherence to service level agreements (SLAs).
Develop detailed inspection reports that document findings highlight deficiencies and recommend corrective actions. These reports are shared with the Building Maintenance Supervisor and other relevant stakeholders.
Collaborate with contractors to address performance issues ensuring timely resolution of any discrepancies between contracted services and actual performance.
Minimum Qualifications
Experience:
Six (6) years of extensive experience in construction maintenance and repair of buildings structures or machinery including at least two (2) years at the full proficiency level in at least one (1) of the trades or crafts areas.
OR:
Four (4) years of experience in construction maintenance and repair of buildings structures or machinery including at least two (2) years at the full proficiency level in at least one (1) of the trades or crafts areas and two (2) years of experience in contract management and vendor oversight.
OR:
Two (2) years of experience as a Maintenance Mechanic II in the City and Borough of Juneau or the equivalent elsewhere.
Other:
Valid Drivers Licenseat time of appointment and for continued employment.
Desired Qualifications:
Experience in contract management and vendor oversight is highly desirable.
