TITLE:Facilities Preventative Maintenance Professional (internal only)

SUPERVISOR:Director of Facilities Services
SUPERVISES:This is not a supervisory position.
JOB OVERVIEW:The duties of this position include all that are related to maintaining repairing and installation of all systems needed for the operation of Urbana School District #116.
ESSENTIAL FUNCTIONS:To perform this job successfully an individual must be able to perform each essential function satisfactorily.
- Performs a variety of general maintenance work including but not limited to repairs to buildings and equipment; including changing electric fuses ballasts & bulbs adjusting and servicing doors making temporary repairs to windows replacing/repairing furniture fixtures and other items found in District.
- Thoroughly cleans equipment and equipment parts removing parts and reinstalling as necessary.
- Oils and lubricates moving parts on equipment to ensure effective performance.
- Orders and installs replacement parts for equipment.
- Identifies the cause of unexpected breakdowns of equipment.
- Repairs broken equipment quickly and efficiently.
- Cleans organizes inventories stocks and otherwise maintains shop areas parts tools and supplies.
- Collaborates with Director of Facilities regarding new products being added and modifications that will be required.
- Replace/clean filters in air purifiers.
- Reports maintenance and supply needs.
- Check belts and replace as needed. Adjust pulleys and add oil motor as necessary.
- Cleans grease fittings cleans and oils circulating pumps exhaust fans and compressors.
- Cleans greases and paints boiler room machinery and pipes.
- Replaces filters on air handling equipment in roof penthouses and mechanical rooms.
- Replaces filters on heating cooling and ventilation equipment in all parts of the building.
- Maintains records of equipment performance and preventative maintenance and prepares routine reports.
- Operates and routinely services related heating/cooling and ventilating equipment.
- Collaborates with energy management staff in controlling and operating school heating and cooling equipment.
- Basic knowledge of carpenter skills basic electronics and any other building trade skills in the building maintenance field are desired.
- Conduct minor asbestos maintenance (must acquire asbestos worker license within 6 months of employment).
- Maintain fire and burglar systems.
- Maintain all interior and exterior building components.
- Assist with snow removal as needed.
- Other duties are assigned by the Director of Facilities Services.
QUALIFICATIONS:
EDUCATION
- High School Diploma or Equivalent
- EPA Freon Certification (Within 6 months of employment)
- IDPH Asbestos Workers License (Within six months of employment)
- Energy Management Specific Training (Ability to obtain after employment)
EXPERIENCE
- College/Tech School OR 3-4years building maintenance or construction related fields strongly preferred.
OTHER SKILLS AND ABILITIES:
- Mechanically inclined with great problem-solving skills.
- Function highly independently with minimal direct supervision
- Good communication skills.
- Organized with attention to detail.
- Understand and follow oral and written instructions.
- Continually enforce highest standards on work performed.
- Maintain security and accountability on access of equipment and facilities.
- Comply with all applicable health and safety regulations policies and established work practices i.e. lockout tag out fall arrest harness.
- General building maintenance procedures and PC graphics
- Ability for constant bending standing stooping walking and lifting.
- Must be able to lift to 75 lbs. andmove up to 100 lbs.
- Valid Drivers License (must provide at time of hire)

TERMS OF EMPLOYMENT:
- Twelve-month employee
- Availablefor internal employees only
- Must successfully complete necessary certification & licensure within required timelines.
- Must be available to work periodic evenings weekends holidays and for emergencies as scheduled.
- Occasionally responds to emergency calls outside of regularly scheduled work hours.
