Job Summary

Job Description:

Under the guidance of the Vice President of Store Development effectively and efficiently support the three phases of the store development process. The first phase is theReal Estate phase.

During this phase theDesign Manager willsupportthe Real Estate Development Teamby providing schematic design site sketches to determine site feasibility site access and traffic flow. The Design Manager will also do test fits for end cap remodel and other special projects for leadership approval.Design Phase.During this phase the Design Manager will collaborate to ensure plans are drawn in accordance with HTeaO Brand Standards will support Store Design through the issuance of a Building Permit (BP) and will support Finance to obtain project financing. During the design phase the Design Manager will work with HTeaO vendors and internal partners to develop merchandise racking plans sign package plans and any other required vendor plans needed for project success. Construction Phase.During this phase the Design Manager will support the Construction Manager and Project Manager with any design related questions to help ensure brand standards and design intentions are achieved. The Design Manager will collaborate with Legal to ensure all new opening are in code brand and design compliance.

Performance Standards:

Support Real Estate Development by ensuring the following:Providing consultative insight to construction costs related to single-tenant development with Franchise Partners General Contractors and Finance to obtain commercial construction estimates and bids for consultative insight for field-related the overall viability of construction through a comprehensiveunderstanding of site conditions projected site layout and technical site reports (including geotechnical and phase I) and by being able to effectively translate and communicate the cost contract/lease negotiations to ensure timely and professional responses to technical construction-related questions.

maintaining regular communications on progress of site trade shows if applicable.

Design with Store Design by the following:Performing plan reviews throughout the Design and Permitting process to ensure compliance with HTeaO Brand Standards and to mitigate field-related construction with key vendors to align construction documents with field install with Development Services and vendors to negotiate and procure materials for the field.Manage Sign permitting:Collaborating with Store Design to ensure Brand Standards are timely submittal of all required documents to the appropriate municipality through approved sign consultants to ensure timely permit submissions and follow projects through permit release. While in permit review the Design Manager will review and respond to all plan review comments in a timely manner and work to expedite permit issuance.

Support Store Design.Attend Design Review Committee (DRC) supporting material required for SUPs PUDs or similar municipal designations and subsequently attending Planning & Zoning (P&Z) and City Council meetings if applicable.

Support Project Management Provide daily support to PMs and CMs to eliminate project delay due to design related conflicts or questions. Provide support with vendor package submittals and approvals.

Support Finance.Provide cost estimates for all vendor packages to help Franchise Partners obtain project financing.

Construction Phase. Support CMs with design related questions throughout the construction process to eliminate delays and downtime during construction. Review and approve all design related submittals.

Skills and Experience:

  • This is a hybrid position. Corporate Office is located at: 1322 Ranchers Legacy Trail Fort Worth TX. 76126
  • Must have5 years in design experience prefer QSSR or small retail experience
  • Must have 3-5 years experience in Microsoft Excel/Google Sheets/Smartsheet. - Must have 5 years in Construction Design management with proven track record of on time on budget and quality-delivered projects.
  • Must have 5 years experience in Franchise-relatedDesignProject Management. Must exhibit a proven capacity to effectively manage Construction Design and Project Management teams including collaboration with Real Estate Finance Legal and Design and Construction consultants.
  • Mest be efficient in AutoCAD and other design related support programs such as Photoshop.
  • Must have exceptional written and verbal communications skills.
  • Must have exceptional interpersonal skills.
  • Must have exceptional time management skills.
  • Must have exceptional budgetary management skills.
  • Must have exceptional negotiation skills.
