TITLE: CRAFTSMAN -Plumber

TYPE:UFCW Local 1459

SALARY: Per Terms of Employment for UFCW Local 1459 Crafstman

REPORTS TO: Director of Maintenance

ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Perform HVAC work in accordance with the normal practices of the trade. Understand and troubleshoot the following: rooftop units air handling units univents pneumatic controls receiver controls wet systems cooling towers refrigeration boilers and heat pumps.

  1. Operate stationary boilers and associated equipment including oil or gas burning boilers. Operate maintain and make minor repairs when necessary on all equipment including blowers pumps compressors etc.
  2. Perform routine testing of equipment as required by State or Local inspection and proper operation of the equipment.
  3. Perform scheduled routine preventive maintenance on a variety of equipment/systems by inspecting adjusting cleaning and calibrating systems and checking out equipment to ensure its in satisfactory working order.

5. Perform routine operational and safety tests on mechanical systems remote systems and devices and makes minor adjustments as needed to improve the equipment or systems efficiency.

  1. Assist with the startup of new basic mechanical equipment or system installation and makes adjustments as needed to make the system operational. May plan schedules and lay out basic electrical equipment installations and assist in the startup and check out of new system installations.
  2. Perform and assist with engineering planning scheduling and installing simple to complex systems or modifications to existing systems. Interpret specifications and read blue prints and wiring diagrams.
  3. Install electrical systems and/or make repairs to electrical equipment heating systems and like items in accordance with the normal practices of the electrical trade.
  4. Makes minor to complex repairs to mechanical units remotes I/O equipment CPUs and software systems.
  5. Assist in estimates technical correspondence and reports.
  6. Observe and inform Director of Maintenance of safety hazards.
  7. Conducts effective energy audits and equipment surveys as assigned.
  8. Responds to emergency service calls with 24/7 availability as directed. Analyzes troubleshoots repairs and restores equipment/systems to full operation and recommends revisions when necessary for effectiveness. Alerts the Director of Maintenance to equipment/systems requiring further analysis or potential replacement.
  1. Responds to snow removal calls with 24/7 availability as directed. Operate a snow plow sander and skid steer loader safely and completely.
  2. Any other duties as assigned by the Director of Maintenance.

REQUIRED MINIMUM QUALIFICATIONS:

Education and Experience

  1. MA Refrigeration License
  2. Five years HVAC experience
  3. Electrical experience preferred
  4. Proficient with Microsoft Office applications (Word PowerPoint Excel)

Knowledge Skills and Abilities

  1. Knowledge of Local and State Building Codes and Laws as well as insurance regulations.
  2. Complete and comprehensive knowledge of energy management systems computer program knowledge and experience to operate school and City energy systems for optimum efficiency.
  3. Working knowledge of the occupational hazards and safety precautions of the trades.
  4. Ability to read and interpret blueprints sketches and be able to work from oral and written instructions.
  5. Ability to make estimates of time and material.
  6. Ability to operate a skid steer loader and well-versed in operating snowplow removal equipment such as snow blowers and snow plows.
  7. Ability to work collaboratively with all district personnel and students.
  8. Strong communication job coordination and organizational skills.

ADA & MINIMUM QUALIFICATIONS TO PERFORM ESSENTIAL JOB FUNCTIONS:

  1. Physical Requirements: Physical Requirements: Must be physically able to operate a motor vehicle and a hand truck and/or dolly. Exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force frequently and/or in excess of 20 pounds of force constantly to move objects. Work requires walking standing kneeling squatting to a significant degree.
  2. Data Conception: Requires the ability to compare and/or judge the readily observable functional structural or composite characteristics (whether similar or divergent from obvious standards) of data people or things.

  5. Intelligence: Requires the ability to apply principles of logical or scientific thinking to define problems collect data establish facts and draw valid conclusions; to interpret an extensive variety of technical instructions in mathematical or diagrammatic form; and to deal with several abstract and concrete variables.
  6. Verbal Aptitude: Requires the ability to record and deliver information to explain procedures to follow oral and written instructions. Must be able to communicate effectively and efficiently in a variety of technical or professional languages including medical legal accounting and marketing terminology.
  7. Numerical Aptitude: Requires the ability to utilize mathematical formulas; to add and subtract; multiply and divide; utilize decimals and percentages; and to apply the principles of algebra and geometry.
  8. Form/Spatial Aptitude: Requires the ability to inspect items for proper length width and shape.
  9. Motor Coordination: Requires the ability to coordinate hands and eyes rapidly and accurately in using office equipment.
  10. Manual Dexterity: Requires the ability to handle a variety of items such as office equipment and hand tools. Must have minimal levels of eye/hand/foot coordination.
  11. Interpersonal: Requires the ability to deal with people beyond giving and receiving instructions. Must be adaptable to performing under stress and when confronted with emergency situations.
  12. Physical Communication: Requires the ability to talk and hear: (Talking: expressing or exchanging ideas by means of spoken words. Hearing: perceiving nature of sounds by ear.) Must be able to communicate via telephone.
