Job Description Summary

Position Summary

The Maintenance Electrician is responsible for troubleshooting servicing and repairing utility and building electrical and control systems including boiler and cogeneration plant controls chiller plant controls electrical distribution and HVAC control systems. This role also assists with general building maintenance such as HVAC plumbing lighting and miscellaneous repairs. The position requires the ability to troubleshoot PLC-based control systems and a strong working knowledge of Building Automation Systems (BAS) to monitor and adjust HVAC performance.

This position works independently under the guidance of the Site Maintenance Manager and is responsible for completing preventive maintenance and work orders within established timeframes while protecting and enhancing the value of the owners assets.

Job Description

Essential Duties and Responsibilities

  • Troubleshoot maintain service and repair electrical power lighting HVAC and building control systems
  • Diagnose and repair PLC-based control systems
  • Monitor and adjust HVAC systems using Building Automation Systems (BAS)
  • Perform daily and periodic maintenance tasks in assigned areas
  • Complete preventive maintenance (PMs) and work orders accurately and on schedule
  • Support plant maintenance operations and building renovation projects
  • Assist in implementing and improving the Preventive Maintenance Program
  • Ensure all work is completed safely efficiently cost-effectively and in compliance with applicable codes
  • Maintain a professional clean and safe work environment in compliance with OSHA regulations
  • Participate in an on-call rotation to respond to off-hour emergencies
  • Identify and report unsafe conditions promptly
  • Assist Facility Services with cost-saving initiatives and process improvements
  • Ensure facilities comply with all federal state and local regulations
  • Follow all environmental procedures in coordination with the tenants environmental representative
  • Review plans and specifications related to maintenance construction and renovation projects
  • Provide responsive customer service advise on maintenance solutions and follow up on work progress

Qualifications and Experience

  • Minimum of five (5) years of experience in the building maintenance industry
  • At least five (5) years working with electrical power systems and utility control systems
  • Strong experience with HVAC system operation maintenance and repair
  • In-depth knowledge of air handling systems airflow indoor air quality (IAQ) heating and exhaust systems
  • Ability to read and interpret technical drawings specifications operating manuals and schematics
  • Experience using Computerized Maintenance Management Systems (CMMS)
  • Excellent verbal and written communication skills
  • Ability to interact effectively with customers vendors and team members
  • Ability to lift 50 pounds or more

Working Conditions / Physical Requirements

The employee must possess the physical stamina required to perform all essential job functions. Physical demands may include lifting climbing standing for extended periods and working in mechanical and utility spaces. These requirements are representative of those necessary to successfully perform the essential functions of the position.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement the geographic area in which the work will be performed market pay rates in that area and the candidates experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $37.40 - $44.00
