Catholic Housing Services believes everyone deserves the right to a safe affordable place to call home.Inspired by this vision CHSdevelopsownsand manages affordable housing programs for low-income families and individuals; currently including 2100 units of housing in 50 different buildings across Western Washington.Weprovidesupportive services for people who have experienced homelessnesslow-incomeseniors farm worker families and those who have special physical and mental needs.

This is a full-time position (40) forty hours a week.Perform a variety of routine general building maintenance tasks limitedgroundsmaintenance and janitorial duties.Occasionallyassistwith non-routine preparations on units for new tenants.Assistwithmaintainingbuilding security systemsimmediatelyreporting problems to the Property Manager and/or the LeadMaintenanceand entering units only as directed by the manager within CHS guidelines.Seekto provide tenants with a safepositiveand sanitary living environment. Perform these tasks with minimum supervision applying solid work experience in this area.

This position offers a compensation range of $24.48 $26.44 per hour (DOE)

• Receive and investigate requests for maintenance in apartment unitscommonareasor to the exterior of buildings.
• Make needed repairs refer to supervisor or contract with outside vendor. Remedies may be in the form of plumbing electrical appliance carpentry and/or lock repairs.
• Complete maintenance request forms. Asappropriate return one copy totenant. Returnadditionalcopies ofcompletedform to the supervisor at the end of each working day.
• Take rapid action(s) to solve urgent problems thereby preventing further damage or harm tobuildingand/ortenant.
• Understand the functions ofthe firecontrol steam water and pump systems. Routinelyobservethese systems todeterminethat they are working properly.Assistin the education of other staff memberstothe function and maintenance of these systems.
• Assistin preventive maintenanceprogramby oiling replacing filters cleaning etc.
• Obtain supplies equipment or services which enable maintenance to be completed.
• Movefurniturechangeslight bulbs andassistswith pest control.
• Assisthousekeepingdepartment in turning over vacant units.
• Track maintenance work ordersvacancyand preventative maintenance on a computer spreadsheet.
• Assistwith custodial duties incommon areasof the building.
• As directed perform interior and exterior repairs and painting.
• Educate tenants about the correct use of apartment amenities.Respond to tenants and staff concerns about the maintenance of their apartments and the building as a whole.
• Alert Management to non-maintenance concerns.
• Asrequestedand according to availability serve asback-up for on-call maintenance emergencies.
• Contribute to the mission of Catholic Community Services and The Archdiocesan Housing Authority.
• Support a positive team-oriented work environment.
• Perform other job-related duties as assigned.

Job Conditions

This position requires the employee to work in an environment where there may be exposure to blood bodily fluids and other potentially infectiousmaterial. Other exposures could include cleaning supplies bedbugs chemicals involved in pest controlpaintand other materials used in building maintenance building temperature fluctuations dust noise and odors. Working conditions include interruptions crisis response and regular interactions with individuals who are dealing with issues of chemical dependency and/or mentalillness orare experiencing anger or frustration.

• Oneyearmaintenance or related field experience.
• Working knowledge or ability to learn plumbing electrical and lock systems.
• Working knowledge or ability to learn repair of plaster wall repairs and painting.
• Ability to work independently prioritize work tasks and follow through to the completion of the task.
• Ability to communicate effectively verbally and in writing.
• Ability to perform basic computer tasks.
• Mustpossessand maintain a valid Washington drivers licenseinsuranceand dependable vehicle.
• Good attitude with residents who may not be able to communicate in English
• Ability to work within the missiongoalsandobjectivesof Catholic Community Services/ Catholic Housing Services.

Preferred Qualifications

• Experience working witha diverse low income and/or farmworker populations in a residential environment.
• Spanish speaking and/or writing skills.
• Experience in customer relations.

Substitute Qualifications

May be substituted for one year of maintenance experience:

• Certificate of completion from a technical college in general building maintenance.
• Certificate of completion from a technical college in plumbing and electrical systems.
