ROLE & RESPONSIBILITIES

Overview

Be responsible for handling all aspects of the Design Build function under PDS Thailand interior fit-out Design & Build offering

Take full responsibility for the effective management of all site-based activities throughout the construction and defects phases of Build projects including the management of Safety Environmental Programme Quality Materials Handling and Overall Site Coordination Activities

Be the leader of Safety and manage compliance with local Health & Safety legislation codes of practice and site-specific requirements. Work closely with TH HSE Manager to ensure compliance

Support the PDS MD and Business Development Manager in business development activities including client engagement and selling of PDS Design Build services

Support the TH growth strategy for Design Build while working in partnership with the various business groups and sales leaders as required

Client Engagement

Meet potential clients with the Sales and Business Development Managers or leasing team as required to secure new Design Build opportunities

Explain to clients the JLL various Design Build product offerings and help to find suitable solutions for their specific project needs

Engage with existing clients to discuss future opportunities within TH and share this intelligence

Planning Proposing Winning Work

Work with the sales and design team when receiving RFPs for Design Build work to plan the preparation of proposals

Contribute to the preparation of bids and proposal documents. Plan the resourcing and related costs for the proposals and prepare a detailed financial model for MD or regional leadership approval prior to submission

Contribute to the preparation of presentations for the purpose of pitching with the MD BD Manager and Design team to win Design Build work

Manage and direct the Commercial Manager in their duties in preparation of budgets and procurement of market pricing

Ensure there is detailed clarity in the proposed scope of works and work closely with the commercial manager to ensure the Bill of Quantities is detailed and reflective of the client requirements

Work closely with the Regional Creative Studio (RCS) and the assigned designers to ensure designs comply with the brief and are aligned with the budget pricing and proposal to the client

Understand the JLL internal commercial governance requirements and targets and ensure these terms are expressed and/or protected within the Design Build proposal

Be responsible for planning an efficient and appropriate level of resourcing required for each project considering the governance requirements and commercial impacts

Be responsible for the management and oversight of the procurement of JLL subcontractors always ensuring a rigorous ethical and transparent process in compliance with JLL standards using the procurement platform where possible

Build relationships with multiple qualified vendors in the market who adhere to JLL standards and provide high quality work product

Assist the MD legal team and Operations manager with completion of subcontracts in a timely manner

Construction Delivery

Take responsibility for proper site establishment and work closely with the Operations and Finance Managers to ensure all insurances deposits permissions and subcontractor compliances are in place prior to entering the site

Work closely with the HSE Manager to ensure a safe working environment is established and that all method statements and mandatory documents have been provided in advance

Take inputs and direction from the HSE Manager to comply and rectify any non-compliances observed

Use of the JLL incident reporting tool is required and seek HSE Manager assistance as necessary

Plan the necessary level of site supervision by subcontractors and the JLL team and ensure this is delivered on site. Set and oversee deliverables required of the Site Supervisors

Provide regular reporting and updates to the client per agreed cadence. Provide the client with accurate forecasting and risk management recommendations

Highlight early any necessary variations to the contract scope or pricing and formalise these with the client via Change Orders

Work closely with the commercial manager to ensure procurement is aligned with the budget and target margins planned

Be responsible for the quality of the finished Build product. Hold subcontractors accountable and ensure all defect work is completed in a timely manner

Oversee the close out of each project to ensure that all documentation certifications and final commercial accounts are received and closed as required

Operations

Provide necessary progress reporting to the Operations Manager and finance team to ensure timely revenue recognition in accordance with financial forecasts

Connect with regional PDS Design Build teams to gather lessons learnt and supporting details from other opportunities

Engage with the TH base business teams to assist with their potential clients who may be requiring Design Build services

Qualifications

A degree in a relevant Project or Construction Management related discipline and fifteen (15) years experience in Design Construction or Project Management

5 to 8 years experience in leading and delivering interior fit-out services for commercial office projects

Experience working with international companies and their business/department leaders

Fluent in written and spoken Thai and English
