This position includes the development planning implementation and evaluation of the property management systems of the physical structures in accordance with the Mission of YWCA Toronto and the needs of the participants. This middle management position is responsible for contributing to the overall management of the Association.ABOUT YWCA TORONTOYWCA Toronto is dedicated to improving the lives of women girls and gender diverse people. We also engage in systemic advocacy.KEY RESPONSIBILITIES- Provides input oversight and management of the Computerized Maintenance Management Software (CMMS) to ensure the effective and efficient operation of the Property Services Department;
- Ensures the overall maintenance of YWCA Toronto owned and operated properties in consultation with the Director including: preventive maintenance and service contracts;
- Participates in a rotational On Call property after hours emergency consultation service attending the site as required in an emergency;
- Ensures the development management and evaluation of the physical structures including: security cleaning contracts safety mechanical and electrical systems grounds keeping and fire safety procedures;
- In conjunction with the Facilities Management team develops implements and evaluates maintenance policies for the efficient operation of the YWCAs owned and operated properties as they relate to the maintenance of the structure safety and security of the buildings and the safety of the staff and tenants/participants;
- Plans and oversees capital projects capital expenditures and renovations to respond to funding opportunities and in accordance with capital replacement reserve budgets; creates tenders in line with YWCA procurement policies;
- Prepares and monitors operating budgets for the properties in consultation with the Director of Property Services & Asset Management;
- In conjunction with the Facilities Management team hires trains supervises and evaluates property services staff students and volunteers in accordance with the Human Resources policies of the Association and in consultation with the Director;
- Ensures the implementation of the Collective Agreement in consultation with the Director of Human Resources and the Director of Property Services & Asset Management.
QUALIFICATIONS- Advanced knowledge of concepts and theories of Building Management normally acquired through the completion of an undergraduate degree in Building Sciences Bachelor of Technology Facilities/Property Management certification or equivalent (Cases for Equivalency will be considered);
- Seven to ten years experience in building management preventive maintenance and supervision of maintenance staff preferably in a multi-site non-profit housing environment;
- Excellent technical knowledge of building systems heating ventilation air conditioning security systems and d life-safety system;
- Significant experience with tendering supervising and overseeing major and minor renovation and other infrastructure projects;
- Strong knowledge of computerized property software and building automation systems;
- Previous experience in a supervisory position and demonstrated achievement of administrative tasks;
- Financial expertise with forecasting and monitoring large operating and capital budgets;
- Knowledge of legislation related to property management including Ontario Fire Code Ontario Building Code and the Occupational Health and Safety Act;
- Ability to read and understand architectural and engineering drawings;
- A thorough knowledge of womens services and access and equity issues;
- Well-developed interpersonal and relationship building skills; ability to establish rapport and excellent communication with members staff and volunteers;
- Excellent written communication skills;
- Solid computer skills comfortable working with Outlook MS Explorer MS Excel BAS system;
- Valid drivers license insurance and access to a vehicle is required.
