The Maintenance Technician is responsible for performing hands-on maintenance and repair work across assigned properties with a primary focus on carpentry plumbing and electrical systems. This role supports safe efficient building operations by responding to work orders completing preventive maintenance and ensuring facilities are well maintained. Experience with Building Automation Systems (BAS) is preferred but not required.
Key Responsibilities:
General Maintenance & Repairs:
Perform routine and corrective maintenance involving carpentry plumbing and electrical systems including doors hardware drywall fixtures lighting outlets switches and basic wiring.
Carpentry:
Complete repairs and installations such as framing trim doors cabinets shelving ceiling tiles and minor construction projects.
Plumbing:
Maintain and repair plumbing systems including sinks toilets faucets drains valves and minor pipe repairs. Identify leaks and respond to plumbing-related service requests.
Electrical:
Perform basic to intermediate electrical work such as replacing ballasts fixtures outlets switches breakers and troubleshooting minor electrical issues in accordance with safety standards.
Preventive Maintenance:
Conduct scheduled preventive maintenance to reduce downtime extend equipment life and support reliable building operations.
Work Order Management:
Respond to and complete work orders in a timely manner documenting work performed through the property management or CMMS system.
BAS Exposure (Preferred):
Assist with monitoring or troubleshooting building systems using Building Automation Systems (BAS) where applicable. Training may be provided.
Vendor Coordination:
Work alongside or support outside contractors and vendors as needed ensuring work is completed safely and to specifications.
Safety & Compliance:
Follow all safety procedures policies and applicable codes. Assist in maintaining compliance with building electrical and life safety standards.
Customer Service:
Interact professionally with tenants occupants and team members to ensure a high level of service and satisfaction.
Qualifications & Experience:
2 years of experience in building maintenance facilities maintenance or a related trade role.
Hands-on experience in carpentry plumbing and electrical maintenance required.
BAS experience preferred but not required.
Ability to read basic schematics blueprints or manuals is a plus.
Strong troubleshooting and problem-solving skills.
Ability to work independently and manage multiple work orders.
Good communication and customer service skills.
Valid drivers license and reliable transportation (if required for multi-site support).
High school diploma or equivalent required; technical training or certifications a plus.
