JOB DESCRIPTION:
- Journeyman/Apprentice skilled trained and certified in one of the competency areas of plumbing electrical HVAC steam control and related building systems and equipment.
- Practicing under the guidance of a licensed professional.
- Provides guidance to maintenance mechanics and assigns and schedules work.
- Interprets departmental and organizational policies and procedures for staff to ensure consistent practices.
- Picks-up and distributes work assignments and gives direction to ensure work orders are completed accurately and in a timely manner.
- Schedules monitors and directs workflow.
- Observes and reviews work produced by staff to maintain efficiency and timely services.
- Reads and interprets blueprints drawings schematics and written technical documents of general machineries to locate area of trouble and complete repairs accurately.
- Performs preventive maintenance on related equipment buildings and building systems to ensure safe and proper operations.
- Shuts down equipment prior to scheduled repairs if necessary.
- Operates and maintains building equipment and systems such as vacuum systems control air systems building air systems emergency generators electrical distribution systems liquid pumping systems steam air handling systems hot/cold water systems and natural gas and fuel oil systems.
- Troubleshoots and diagnoses problems with assigned equipment systems and buildings.
- Operates various electrical mechanical and plumbing equipment and systems to diagnose and maintain systems.
- Maintains records and files.
- Interprets applicable regulations and establishes filing and auditing policies and procedures to ensure accuracy and compliance.
- Practices all applicable safety regulations and uses personal protective equipment as required.
- Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines.
- Provides training and instruction for staff; assesses training needs prepares materials and shares knowledge and expertise on an on-going basis.
- Repairs and adjusts doors windows closures panic devices and locks.
- Patches holes installs escutcheons repairs ceiling and floor tile as needed to maintain building appearance.
- Makes minor masonry and wood repairs.
- Installs pictures coat hooks other wall hung furnishings and equipment as requested.
- Performs preventive maintenance activities responds to customer complaints and repairs equipment.
MINIMUM QUALIFICATIONS:
- Minimum of five years of experience in building maintenance with a supported Journeymans/Apprentice licensure or degree OR 15 years experience in one or more of the competency areas.
- Positions in this classification may require a valid Georgia drivers license and an insurable driving record.
- Some positions within this classification may require the ability to lift 50 pounds and to bend stoop and twist.
