Realty Income is looking for an Investment Management Intern to join our in-house investment team for the summer of 2026. As an Investment Management Intern you will gain hands-on experience in Real Estate investment management fund analytics and portfolio monitoring within a dynamic and collaborative environment.

What You Will Be Working On:

• Supporting the analysis of performance metrics and preparing internal and external reports including performance attribution of an open-end net lease real estate fund.
• Assisting with portfolio monitoring cash flow modeling and capital account maintenance.
• Contributing to the preparation of quarterly and annual fund financial projections and investor reports.
• Collaborating with finance legal acquisition and asset management teams to ensure data accuracy and consistency.
• Assisting with investor relations activities including responding to due diligence questionnaires and preparing presentation materials.
• Participating in the quarterly valuation appraisal process and data room updates.
• Supporting fundraising efforts and tracking investor engagement.
• Performing ad hoc analysis and other duties as assigned.

What You Need to Be Successful:

We are looking for a student who will be a rising senior in the summer of 2026 pursuing a degree in Finance Accounting Economics Business Real Estate or a related field. The ideal candidate will demonstrate:

• Strong analytical and quantitative skills with attention to detail.
• Proficiency in Microsoft Excel and PowerPoint; experience with data visualization tools (Power BI Tableau) is a plus.
• Excellent written and verbal communication skills.
• Ability to collaborate effectively and manage multiple priorities.
• Intellectual curiosity initiative and a proactive approach to problem-solving.
• Interest in investment management fund operations and the Real Estate industry.
• Prior experience or coursework in financial analysis fund operations or investor relations is preferred but not required.

This is a hybrid role with Monday Tuesday Wednesday and Thursday required in-office.

The hourly compensation for this role is in the range of $21.00 - $25.00. Hourly rate determined by the candidates skills experience knowledge education and abilities.
