About the Role
We are seeking a highly organized and detail-oriented Construction Loan Administrator / Draw Coordinator to manage construction loan draws disbursement compliance and lender coordination. This role is critical to ensuring loan proceeds are released on time by maintaining strict adherence to fund control and lender requirements.
The ideal candidate understands construction accounting workflows draw packages lien releases and documentation requirements and is comfortable coordinating between contractors subcontractors fund control companies and lenders.
Key Responsibilities
Construction Loan Draw & Disbursement Management
Prepare and manage monthly Applications for Payment (AIA G-702/703 or equivalent)
Collect review and organize all required backup documentation for each draw
Ensure compliance with fund control and lender disbursement procedures
Track approved budgets reallocations and lender-authorized changes
Documentation & Compliance
Collect and submit subcontractor contracts and scopes of work
Review invoices and payment registers
Manage conditional and unconditional lien releases
Organize executed vouchers and signature pages
Reconcile prior disbursements with proof of fund usage
Maintain accurate digital loan and project files
Coordination & Communication
Act as primary liaison between borrower general contractor subcontractors fund control companies and lenders
Coordinate job-site inspections
Respond to fund control requests
Proactively follow up on missing documentation to prevent funding delays
Tracking & Reporting
Track draw status funding timelines escrow balances and remaining budgets
Monitor inactivity and flag risks that may delay or suspend funding
Provide regular status updates on draw submissions approvals and disbursements
Requirements
Proven experience with construction loans draw administration or fund control
Strong understanding of construction loan disbursement workflows
Knowledge of lien releases and compliance requirements
Experience with budget tracking and job costing
High attention to detail and strong organizational skills
Ability to manage multiple projects and deadlines
Strong written English and professional communication skills
Comfortable enforcing documentation and compliance requirements
Preferred Qualifications
Experience working with fund control companies (e.g. HFC or similar)
Familiarity with AIA billing forms (G-702/G-703)
Background in construction accounting or project administration
Experience supporting U.S.-based construction or development projects
