Job Summary

SCOPE OF WORK Supervises grounds building maintenance and/or other facilities staff performs various maintenance and coordinates various grounds or facilities projects. This position reports to the Facilities Manager at LRCC. Interested candidates should apply through our website at hires supervises and directs daily activities of maintenance staff and performance management. Ensures facilities staff are trained and operate in a safe manner to perform their duties in compliance with system college state and federal rules and regulations.

Performs administrative duties associated with maintaining a safe work environment training employees communicating job expectations monitoring and appraising job performance and managing employee time and attendance in accordance with CCSNH and college policies and procedures the provisions of the collective bargaining agreement and state and federal regulations.

Oversees the facilities operations and staff in the absence of the Facilities Manager.

Maintains troubleshoots and/or assists in establishing contracts for all HVAC water/sewer gas electrical security and plumbing systems.

Oversees and or performs in-house repair/construction projects including sheetrock lighting painting security systems cement work construction of small building or class/office areas and remodeling on buildings and grounds as needed.

Maintains grounds including landscaping and all-season upkeep of grounds parking lots and walkways including snow removal operations.

Manages the maintenance of the colleges fleet and the assignment of vehicles for faculty use.

Provides maintenance and repairs if possible or schedules service for all small and large equipment including vehicles snowplows sanders lawn equipment tractors and the loader.

Oversees and assists the facilities staff with function set-ups and breakdowns of rooms as needed and assists with moving/relocating furniture throughout campus.

Assists with the preparation of requisitions for all services supplies and equipment that are needed under his direction and maintains adequate stock of materials needed for regular maintenance and upkeep of buildings grounds and equipment.

Maintains adequate records of maintenance history and job costs.

Assists the Facilities Manager by working with outside vendors to obtain the best pricing and efficient selection of materials and services.

Oversees the work order system and assignments to facilities personnel.

Monitors the alarm systems and responds to alarm calls as needed.

Serves on campus or system committees and teams.

Complies with all system college state and federal rules and regulations.

Performs other duties as assigned.

MINIMUM QUALIFICATIONS:

Education: Associates degree from a recognized college or technical institute in building construction facility management landscaping or a building trade or technical training/education equivalency.

Experience: Three years experience in landscaping and/or general maintenance work including one year of supervisory experience. Each additional year of approved work experience may be substituted for one year of education.

License/Certification: Valid drivers license.

SPECIAL REQUIREMENTS: Must be willing to work a flexible work schedule and/or to change hours during any special or emergency event to support college activities that exceed normal operating hours and to adjust work schedule to meet college requirements. This position is designated as Essential Personnel and is subject to all its provisions.

RECOMMENDED WORK TRAITS: Extensive knowledge of tools materials and practices and knowledge of the hazards of the trade. Skill in the use and maintenance of power and hand tools. Ability to layout assign and supervise the work of journeyman helpers. Considerable knowledge of occupational hazards and safety precautions. Ability to climb high structures and scaffolds. Ability to read and work from plans as well as from oral and written instructions. Ability to establish and maintain harmonious relationships with associates and the general public. Must be willing to maintain an appearance appropriate to assigned duties and responsibilities as determined by the college appointing authority. Ability to perform physical demands required for this position.
