Job Summary

DESCRIPTION

Under the supervision of the Facilities/Maintenance Manager the Maintenance Technician is responsible for performing repair and preventative maintenance of county buildings grounds and equipment; routine building inspections; maintaining inventory of tools chemicals equipment custodial supplies; and performing other related maintenance/custodial duties as required; position is on-call for extra assignments and overtime.

The focus of this position is custodial/cleaning/facilities/grounds related.

QUALIFICATIONS

An example of acceptable qualifications:

Completion of secondary education or equivalent (high school diploma or GED); basic experience in buildings and grounds maintenance construction field basic electricity plumbing carpentry masonry repair or other related maintenance field; or any equivalent combination of education experience and training which provides the required knowledge skills and abilities.

LICENSURE OR CERTIFICATION REQUIREMENTS: Must possess a valid Ohio drivers license and maintain insurability under the Countys vehicle insurance policy.

EQUIPMENT OPERATED: The following are examples only and are not intended to be all inclusive: Facilities tools and equipment (e.g. man lift snow plow salter loader tractor circuit testers hand tools power tools shop equipment etc.) lawn mower snow blower and other commonly used maintenance equipment; vacuum cleaner floor machine and other standard custodial equipment motor vehicle.

INHERENTLY HAZARDOUS OR PHYSICALLY DEMANDING WORKING CONDITIONS: Ascends and/or descends ladders stairs or scaffolds; is exposed to environmental conditions which may result in injury from fumes odors dusts mists gases and/or poorly ventilated work areas; is exposed to possible injury from hazardous gases chemicals flammables or air contaminants; is exposed to possible injury due to unclean or unsanitary conditions; is exposed to possible injury as a result of electrical shock; is exposed to possible injury as a result of working with moving mechanical parts of equipment or machines; works in or around crowds; has contact with potentially violent or emotionally distraught persons; has exposure to hot cold wet humid or windy weather conditions; has exposure to hazardous driving conditions; works second shift third shift irregular hours.

Note: In accordance with the U.S. Department of Labor physical demands strength ratings this is considered heavy work.

ESSENTIAL FUNCTIONS

For purposes of 42 USC 12101:

(1) Completes work orders by performing general maintenance in all County buildings; performs minor repair or replacement on doors windows walls steps floors and/or gutters; paints window frames tables and chairs and assists in painting of building interiors sheds rooms and equipment using paint and painting tools; completes routine maintenance reports and submits to supervisor for review.

(2) Performs minor repair of plumbing equipment (e.g. repairs and replaces sinks; pushes and pulls drain auger to remove blockages from drains; installs faucets; repairs toilets; repairs or replaces drainpipes; repairs or replaces broken or leaking pipes; etc.) and assists in skilled repair (e.g. hot water valves and gauges traps water lines pumps etc.).

(3) Performs minor electrical repair (e.g. installs light bulbs; installs and replaces worn defective and broken parts such as switches outlets fixtures and wiring pulling wires above ceiling and behind walls; etc.) and assists in skilled electrical repair and/or installation.

(4) Performs general maintenance of grounds (e.g. pulls rake to maneuver brush and grass; bends and squats to plant and fertilize flowers bushes and trees using gardening tools; pulls weeds from flower beds; lifts and pushes snow shovel to remove snow and ice from walks ramps and steps to county buildings applying salt to steps and sidewalks as necessary; etc.); operates machinery to perform ground maintenance duties (e.g. pushes mower to trim grass; carries weed trimmer to trim grass in hard-to-reach areas where mowers cannot cut while maintaining a neat edge; etc.); performs minor repair of grounds equipment.

(5) Cleans assigned area of County facility and grounds as needed (e.g. cleans sanitizes and stocks restrooms with paper products and supplies; empties waste baskets and disposes of trash; vacuums dusts washes and sweeps to keep offices halls and stairs clean; buffs floors with high speed buffer replaces light bulbs; washes windows and baseboards; cleans refrigerators out periodically; maintains/cleans the outside of buildings including sidewalks signs stairs grounds and garage; responsible for snow removal and de-icing operations etc.). Prepares rooms for meetings (performs set-up/tear-down for events).

(6) Properly secures County facilities (unlocks and locks buildings and turns lights off and on as needed).

(7) Assists in maintaining and servicing equipment (e.g. oil grease belts check tires and batteries mowers snow blowers and handheld blowers); fuels vacuums and cleans County vehicles; assists with maintaining inventory of supplies and communicating needs to manager.

(8) Maintains required licensures and certification if any.

(9) Meets all job safety requirements and all applicable safety standards that pertain to essential functions.

(10) Demonstrates regular and predictable attendance.

OTHER DUTIES AND RESPONSIBILITIES:

MINIMUM ACCEPTABLE CHARACTERISTICS

Knowledge of: *County Department and Division goals and objectives; *County Department and Division policies and procedures; *personnel rules and regulations; workplace safety practices and procedures; grounds maintenance and repair; custodial practices and procedures; electrical principles; building construction maintenance and repair; heating ventilation and air conditioning installation maintenance and repair.

Skill in: cleaning equipment and tools operation; basic electrical plumbing carpentry and grounds maintenance.
