Job Summary

Description

Assist Director of Maintenance with overall maintenance of facility. Assist Director with preventative maintenance painting and repairs inside and outside the facility to provide a safe attractive and orderly environment for the benefit use enjoyment and protection of residents staff and visitors.



Responsibilities

1. Job Duties
-Consistently attentive to changing conditions of electrical and mechanical equipment and takes appropriate action.
-Operates and maintains boilers and associated auxiliary equipment.
-Performs repairs and maintenance on assigned powerhouse equipment to ensure continued operation. If beyond capability notifies the Director or seeks required assistance.
-Observes meters and gauges to determine operating conditions. Adjusts and regulates the system as necessary in accordance with need and safety requirements.
-Performs preventative maintenance analyzes defects or malfunctions and makes corrective repairs to interior communication systems including the nurse call system general paging system telephones and televisions.
-Records data required by the boiler and or equipment logs. Analyzes such readings making necessary corrections to ensure safe and comfortable conditions.
-Performs prescribed chemical tests and analysis of boiler water cooling tower water condensate chilled water and domestic hot water.
-Performs other duties as assigned.
-Maintains records of all work and costs associated with assigned equipment and buildings
-Attends seminars/ schools to maintain competency
-Displays appropriate knowledge of hospital policies and procedures.
-Effectively anticipates the needs of the organization as a whole and its relationships with the facilities management department.
-Collects evaluates and reviews quality data credentials and qualifications of applicants for appointment and/or reappointment to the Medical Staff or AHP Staff.

2. Hospital Wide Requirements
-Observes department/hospital policies concerning smoking telephone use dress code and other rules governing conduct while at work. Follows established hospital guidelines with regards to appropriate access of information.
-Meets hospital wide and department specific educational requirements. Attends all annual mandates / required in-services: (i.e. --CPR Safety infection control) CPR current if required. Maintains a current Employee Health screening status as per hospital policy.
-Utilizes hospital/departmental manuals appropriately. Knowledgeable of location and use of emergency response equipment. -Responds to Emergency Preparedness Plans according to hospital policy.
-Attends and participates in a minimum of 3/4ths of required meetings such as departmental or committee meetings. Maintains inter and intra departmental communication ex MOX.
-Employee demonstrates an understanding of and adherence to the Code of Conduct. Employee conduct reflects the companys values and a commitment to the Code of Conduct
-Maintains a safe and orderly work area. Cleans equipment as needed. Maintains equipment in safe and proper working condition through correct use and appropriate notification of malfunction.
-When indicated completes occurrence reports in a timely manner.
-Complies with and helps to enforce safety and health policies. Applies appropriate ergonomic principles to reduce the potential for job related injuries.
-Implements all policies and procedures to identify and reduce the risks of acquiring and transmitting infections among patients employees and others.
-Follows appropriate channels of communication.
-Displays effective customer relations skills.
-Identifies self-improvement/department improvement needs and seeks appropriate resources. Accepts responsibility for action and omissions.
-Willing to adjust personal schedule to meet hospital staffing needs.
-Reports to department on time and prepared to begin assigned duties.
-Provides proper notification and advance notice for absence or tardiness. Takes corrective action to prevent recurrences.
-Supports and encourages harmonious working relationships. Promotes an environment for an interdisciplinary team approach.
-Self-motivated; utilizes effective time management. Seeks additional work as time permits.
-Able to act independently. Seeks guidance about questionable or uncertain situations.
-Helps assure the department runs effectively and efficiently and assists with improvement projects.
-Achieve goals set prior year (employee development sheet item one).



Qualifications

Education :

  1. Bachelors degree preferred but not required.

Work Experience :

  1. Minimum of three years experience in a supervisory capacity in a maintenance/plant related position.

Skills Abilities :

  1. Must be knowledgeable of boilers compressors HVAC generators etc. Must be able to use a variety of work processing database and spreadsheet software applications and programs.

Experience
background in repair and operation of mechanical and electrical systems. Minimum of 1 year experience as an operation or stationary engineer in similar or larger plants.

Education
High School Diploma or Equivalent


Licensure
Must have valid drivers license
