Job Title: Preventative Maintenance Technician

GENERAL PURPOSE
Under general supervision of the Preventative Maintenance Lead Technician the Preventative Maintenance Technician performs semi-skilled work in operating and routinely servicing heating and cooling equipment and performing a variety of facilities maintenance duties at Stafford County Public School facilities. This position is responsible for the safe routine preventive maintenance of heating and cooling equipment which typically consists of boilers chillers and associated motors pumps and fans.
MAIN JOB TASKS AND RESPONSIBILITIES
Perform various general maintenance work
- Performs a variety of general maintenance work including but not limited to repairs to buildings and equipment; including changing electric fuses making daily check of fire alarm system adjusting and servicing doors making temporary repairs of broken windows replacing furniture fixtures and other items found at school
- Reports maintenance and supply needs and maintains records of equipment performance and preventive maintenance and prepares routine reports.
- Maintains and inspects boilers and chilled water systems while operating and routinely servicing oil burners and related heating and ventilating equipment.
- Collaborates with energy management staff in controlling and operating school heating and cooling equipment.
- Checks mechanical function of automatic burner controls water levels and steam gauges check belts and replace as needed and adjust pulleys and adds oil to motors as necessary.
- Cleans grease fittings cleans and oils circulating pumps exhaust fans and compressors and cleans greases and paints boiler room machinery and pipes.
- Replaces filters on heating cooling and ventilation equipment in all parts of the building.
- Occasionally responds to emergency calls outside of regularly scheduled work hours.

EDUCATION AND EXPERIENCE
- High School or GED diploma required.
- HVAC Apprenticeship desired
- Experience in the operation and routines servicing of an industrial-type heating and ventilating system.
- Valid Virginia Drivers License or ability to obtain one within 90 days and have a good driving record.
KNOWLEDGE SKILLS AND ABILITIES
- Knowledge
- Methods and procedures for operating a moderately complex heating system and the tools and materials used in servicing such equipment
- Applicable safety codes and regulations
- General building maintenance procedures

- Utilize the Divisions Computerized Maintenance Management Software
- Maintain equipment records and to report information to the Supervisor
- Use and care of common mechanical tools and lubricating equipment
- Abilities
- Operate and maintain a variety of heating and ventilating mechanical and similar plant machinery and equipment
- Maintain plant equipment records
- Perform a variety of general building maintenance repairs
- Work cooperatively in a team environment to meet goals
- Organize and perform work independently
- Meet deadlines for all work even when working on multiple projects
- Show sustained effort and enthusiasm in quality and quantity of work
WORKING CONDITIONS AND PHYSICAL REQUIREMENTS
- Work environment is mixed indoor and outdoor environments with moderate to loud noise temperatures that are subject to extreme hot or cold and frequent exposure to chemicals or other negative air quality elements for which safety equipment will be provided.
- The work is moderate work requiring exertion of up to 50 pounds of force to move or lift objects.
- The following physical and mental abilities are representative of those expected to complete the essential functions of the job: standing for prolonged periods; sitting for prolonged periods; operating motor vehicles or heavy equipment; moving the hands wrists or fingers repetitively; moving with force on the back or lower body repetitively; feeling grasping or holding objections by hand; identifying colors visually; identifying objects in low light or distant conditions; communicating via spoken language; communicating via written language; perceiving sounds; making decisions using logic and rational thinking.
