Responsibilities
As a global leader in real estate investment development and property management Hines is committed to delivering exceptional tenant experiences and sustainable operations. We are seeking an Assistant Manager of Engineering to oversee building operations for a mixed-use property featuring retail and Class A office space in Carmel IN. This role ensures all maintenance activities are completed on time meet quality standards and align with budgetary guidelines while supporting Hines commitment to innovation and operational excellence. Responsibilities include but are not limited to:
Troubleshoot and resolve maintenance issues promptly determining the most efficient course of action.
Inspect building systems including riser rooms sprinkler systems fire alarms elevators and other critical infrastructure.
Conduct regular roof inspections clearing debris and ensuring proper drainage.
Maintain weekly inventory of housekeeping and maintenance supplies.
Keep accurate vehicle maintenance and mileage logs for company and security vehicles.
Oversee contractors and vendors performing work on-site ensuring compliance with Hines standards and sustainability practices.
Inspect lighting systems (interior and exterior) signage and common areas; perform lighting audits and coordinate repairs.
Administer waste management policies including trash compactor operations and recordkeeping.
Develop and maintain work schedules for maintenance staff assigning tasks and inspecting completed work for quality.
Coordinate and execute work orders for marketing events and temporary leasing needs across retail and office spaces.
Maintain an up-to-date inventory of tools and equipment ensuring all are in good working order.
Perform and log preventative maintenance for HVAC plumbing and other systems; assist in creating PM schedules and coordinating services.
Complete repair projects as needed including doors windows plumbing electrical HVAC painting tile replacement and parking lot upkeep.
Support team development by enhancing roles providing recognition and addressing performance issues.
Conduct daily inspections of grounds and parking areas recommending and coordinating corrective actions; inspect landscaping weekly.
Coordinate access for capital improvement contractors and communicate operational requirements to minimize tenant impact.
Partner with property management to administer the Safety Program and ensure compliance with Hines environmental and safety standards.
Perform additional duties as directed by the Property Management team.
Balance operational needs between retail tenants and office tenants ensuring minimal disruption during maintenance and construction activities.
Coordinate after-hours work for retail spaces to avoid business interruptions.
Maintain high standards of presentation in common areas shared by retail and office occupants.
Communicate effectively with diverse tenant groups to address unique requirements for each space type.
Qualifications
Minimum Requirements include:
- High school diploma or GED required; technical certifications preferred.
- Three or more years of supervisory experience in building maintenance or facilities management.
Working knowledge of plumbing HVAC electrical carpentry and general building systems.
Familiarity with fire protection systems and alarms.
Strong ability to read and interpret documents follow instructions and communicate effectively with management tenants and vendors.
Problem-solving skills with the ability to define issues and implement solutions.
Working indoors 50% of time and outdoors 50% of time.
