Job Summary:
The Income Assistant (SC5) is responsible for managing tenancy terminations in line with organisational policies and procedures ensuring accurate documentation correct return of keys and fobs and efficient handling of void properties.
The role supports the Income Maximisation Team by coordinating property handovers liaising with internal teams and assisting with property viewings.
The post-holder contributes to the smooth and compliant management of voids and provides general support across the team in response to service demands.
Key Duties/Accountabilities (Sample):
Manage all documentation associated with tenancy terminations including death certificates NTQs eviction paperwork and relinquishment forms.
Ensure accurate recording tagging and return of property and communal keys/fobs for void properties.
Create and manage void events on relevant systems and escalate documentation issues to senior staff as required.
Allocate void properties to Income Maximisation Officers and Surveyors using Northgate.
Create Trello cards for contractor and surveyor coordination and ensure voids are added to the Energy Angels database.
Process specific termination types including death eviction relinquishment and abandonment ensuring legal compliance and accurate record-keeping.
Assist with property viewings to support efficient re-letting processes.
Liaise with Housing Officers Surveyors void officers and contractors to ensure smooth handover of void properties.
Provide general administrative and operational support to the Income Maximisation Team as required.
Maintain high standards of accuracy confidentiality and customer service.
Skills/Experience:
Strong organisational skills with excellent attention to detail.
Confident communicator able to work effectively with internal teams and external partners.
Knowledge of tenancy termination processes and associated documentation.
Experience using housing or property management systems (e.g. Northgate).
Able to manage multiple tasks prioritise workload and meet deadlines.
Familiarity with Trello or similar workflow tools (desirable).
Ability to support property viewings and general housing operations.
Understanding of housing services and voids processes (desirable).
Ability to work with confidential and sensitive information professionally.
Additional Information:
Hours: 35 hours per week.
Location: Lambeth Civic Centre.
