The Rental Executive (Leasing Specialist) is the primary revenue generator for the companys rental portfolio responsible for maximizing occupancy rates and revenue from residential commercial and retail properties
This role involves end-to-end management of the leasing process from marketing available units and conducting professional property viewings to negotiating lease terms and processing documentation.
Requirements
Lead Generation & Conversion: Proactively search for and follow up on leads through various channels (online portals networking internal referrals) to convert inquiries into signed leases.
Property Showings: Conduct professional and engaging property viewings for prospective tenants effectively highlighting the features benefits and value proposition of the unit and the community/location.
Market Intelligence: Stay constantly informed about the competitive rental landscape including pricing concessions and new developments to ensure competitive positioning.
Negotiation & Closing: Negotiate rental terms finalize lease agreements and handle all necessary documentation and move-in procedures efficiently.
Tenant Screening: Ensure all prospective tenants undergo the required screening processes (credit checks background verification employment checks) in compliance with company policies.
Lease Administration: Prepare and manage all official lease contracts renewals and related documentation accurately ensuring all paperwork is completed and filed on time.
Relationship Management: Cultivate positive relationships with new and existing tenants to promote high retention and address initial rental inquiries or concerns.
Key Requirements & Skills
Experience: Minimum of 5 years of direct successful experience in a dedicated residential or commercial leasing/rental role.
Target Orientation: Proven track record of achieving monthly or quarterly occupancy and revenue targets.
Market Knowledge: Strong understanding of the local property rental laws and the competitive market in mention specific market area e.g. Bahrain.
Communication & Sales: Exceptional presentation skills strong closing techniques and the ability to build immediate rapport with diverse clients.
Software Proficiency: Experience utilizing real estate CRM systems and property management software (PMS) for tracking leads and managing leases.
License: A valid Real Estate or Leasing License/Certification is highly advantageous.
Negotiation Skills: Excellent ability to negotiate favorable lease terms while ensuring tenant satisfaction.
