Position Summary: The Maintenance Technician performs routine and preventative maintenance to maintain the physical integrity at Verde Ranch Estates. They conduct site and building maintenance repairs and are responsible for cleanliness and upkeep of property grounds facilities streets equipment and various utility systems. The Maintenance Technician provides excellent customer service to prospective and current residents at all times.

Essential Duties and Responsibilities: To perform this job successfully an individual must be able to perform the following satisfactorily; other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Carries out routine maintenance and minor repairs to rental homes facilities and streets as needed.
Completes various preventative maintenance functions and records findings in a maintenance log as instructed.
Maintain common area lawns are manicured appropriately. Regularly treats for weeds (includes spraying) weed whip rake leaves plant flowers/shrubs spread mulch/woodchips/stones trims shrubs and hedges cuts and removes tree limbs damaged by adverse weather conditions and performs other lawn care services as necessary.
Mowing lawns using a push mower or riding lawn mower.
Cutting lawns using hand power or riding mower.
Apply pesticides to remove harmful insects such as mosquitos wasps and ticks.
Trim and edge around walks flower beds and walls.
Inspects irrigation system regularly to ensure it is working properly repairs as necessary.
Plant new decorative bushes flowers plants and shrubs
Certifies Verde Ranch Estates is presentable and inviting at all times and that it adheres to CRRs curb appeal standards.
Ensures trash/debris is picked up daily from common areas and streets daily. Empties common area trash containers and dog parks as needed.
Cleans resort amenities which may include clubhouses pickle ball courts resort offices and restrooms.
Inspects irrigation system regularly to ensure it is working properly repairs as necessary.
Reviews playground area and equipment pool/spa area and other recreational amenities to ensure everything is in good condition making minor repairs as needed.
Sustains pool(s) test chemical levels and adjust appropriately where applicable.
Maintains resort vehicles and equipment.
Follows safety procedures while performing duties including safely operating vehicles when moving from site to site and picking up supplies
Performs other duties and special projects as assigned.
Works a flexible schedule including weekends and holidays.
