Responsibilities
The Maintenance Engineer supports the operational excellence of a mixed-use property featuring retail and Class A office space. Reporting to the Assistant Manager - Engineering this role ensures building systems operate efficiently maintenance tasks are completed on schedule and tenant needs are addressed promptly. The position requires technical expertise strong communication skills and the ability to balance priorities across diverse space types while upholding Hines standards for safety sustainability and tenant include but are not limited to:
- Perform preventive maintenance and repairs on mechanical electrical plumbing and HVAC systems including pumps chillers boilers air compressors and air handling units.
- Adjust and calibrate HVAC and related equipment to maintain operating criteria within established guidelines.
- Complete general repairs and replacements for building components (fixtures appliances plumbing electrical).
- Participate in water treatment chemical programs and maintain accurate logs for central plant operations chemical consumption and equipment inspections.
- Apply working knowledge of HVAC distribution and controls to troubleshoot and resolve work orders efficiently.
- Respond promptly and professionally to tenant service requests ensuring minimal disruption to retail and office operations.
- Support marketing events and temporary leasing setups by coordinating maintenance needs across retail and office spaces.
- Inspect lighting systems signage and common areas; assist with lighting audits and repairs to maintain high presentation standards.
- Assist with waste management procedures and maintain cleanliness in shared spaces.
- Coordinate after-hours work for retail spaces to avoid business interruptions.
- Maintain ethical professional and courteous relationships with tenants vendors and contractors.
- Adhere to all safety and environmental regulations; actively participate in emergency procedures and required training.
- Collaborate with the Assistant Manager and property management team to ensure compliance with Hines standards and sustainability practices.
- Actively participate in required training activities and seminars.
- Perform additional duties as assigned to support mixed-use operations.
Qualifications
Minimum Requirements include:
High School Diploma or equivalent; technical certifications preferred.
2 years of experience in commercial HVAC or building maintenance; mixed-use or retail/office experience preferred.
Proficiency in HVAC plumbing electrical and general building systems.
Ability to read and interpret technical documents and equipment manuals.
Strong problem-solving skills and attention to detail.
Effective verbal and written communication skills for tenant and team interactions.
Computer literacy for work order systems and engineering programs.
EPA CFC Universal Certification and other applicable licenses preferred.
Climb up and down stairs and ladders.
Access remote work areas and confined spaces (i.e. crawl spaces roofs).
Use full range of manual dexterity (i.e. sitting squatting bending kneeling walking and lifting).
Meet the shift working requirements of the assigned property; shifts may include early mornings late evenings weekends and some holidays.
Work overtime as business needs deem appropriate.
