Job Summary

Summary

The Building Mechanic performs routine and extensive preventative maintenance and repair procedures on buildings mechanical equipment and utility systems. This position reports to the Lead Stationary Engineer. The hours for this position are Tuesday-Saturday from 3 pm to 11:30 pm.

Essential Duties and Responsibilities

  • Performs minor and major repair of all buildings and equipment. (Major repairs are performed under the supervision of licensed engineer.)
  • Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts checks fluid levels replaces filters greases bearings seals etc.; repairs or replaces broken parts.
  • Completes daily weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
  • Participate in developing and implementing mechanical maintenance plans to prevent costly equipment breakdowns.
  • Cleans and inspects boiler; treats water with proper chemicals.
  • May operate a computer which controls and monitors mechanical equipment and utility systems.
  • Repairs refrigeration equipment.
  • Assembles and installs valves pipe fittings and pipes composed of metals such as iron steel brass and lead and nonmetals such as glass vitrified clay and plastic.
  • Installs and repairs plumbing fixtures such as sinks commodes bathtubs water heaters hot water tanks garbage disposal units dishwashers and water softeners.
  • Repairs and maintains plumbing by replacing washers in leaky faucets mending burst pipes and opening clogged drains.
  • Monitors building temperatures and adjusts as necessary.
  • Responds to emergency maintenance requests as required.
  • Other duties as assigned.

Education and/or Experience

High School diploma or GED is required. The EPA Universal Certification license is strongly desired. A certification from a technical school or Associates degree in a related field is desired. Must have 1 2 years of related experience with HVAC equipment. Must have a valid drivers license.

Computer Skills

Computer proficiency in MS Office Word and Excel is desired.

Language Skills

Intermediate skills: Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals. The ability to write routine reports and correspondence. The ability to speak effectively before groups of customers or employees of the organization.

Reasoning Ability

Intermediate skills: Ability to apply common sense understanding to carry out instructions furnished in written oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

While performing the duties of this job the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to wet and/or humid conditions; high precarious places; fumes or airborne particles; toxic or caustic chemicals; risk of electrical shock; and exposed to outside weather conditions. The noise level in this environment is moderately loud.
