JOB SUMMARY
Manages maintenance department throughout the Village. Oversee a preventative maintenance program of capital equipment. Oversees and maintains a complex campus-wide lifestyle system. Supportive of the Villages mission values and service/hospitality (PRIDE) expectations. Completes training hours as required by policy.
ESSENTIAL JOB FUNCTIONS
- Ensure maintenance department operates within budget levels. This includes tracking and report spending of capital operating and vendor costs managing product and vendor selection and monitoring associate hours and schedules.
- Prevents recurring costs by incorporating preventative maintenance into culture processes and systems.
- Reports quarterly status and projections of mechanical electrical and HVAC budgets and projects.
- Supervises subcontractors working on JKV campus to ensure that bid specifications are met.
- Monitors departmental safety practices to maintain compliance with established Village policies and procedures as well as outside laws and regulations (e.g. ADA OSHA Fair Housing Authority) to ensure facility is adequately equipped maintained and upgraded.
- Ensures compliance documentation is available and properly endorsed throughout all independent living residential care skilled nursing and support facilities.
- Develops systems that support prompt courteous and effective response by maintenance staff to meet the needs of residents and associates across the campus.
- Provides technical documentation and input for campus-wide development proposals and master plans.
- Coordinates asbestos abatement process and responsible for EPA asbestos compliance and recordkeeping.
- Responsible for recordkeeping related to respirator checks and fittings.
- Initiates and approves department orientation and training programs; and conducts in-house training (e.g. asbestos awareness).
- Prepares departmental budget and approves payment of invoices.
- Communicates department efforts to resident/associates groups Village-wide.
- Establishes policies procedures and objectives for department.
- Interviews selects and recommends to HR the hiring of department associates.
- Counsels department associates as needed. Performs performance reviews. Disciplines and recommends to HR the termination of associates when necessary documenting and coordinating actions with HR. Sets performance goals monitors and assesses performance of associates.
- Maintains accurate associate attendance records.
- As directed provide owners representative duties on Plan & Spec construction projects.
- Assist with pay application reviews approvals and payments
- Requisition of tools equipment and supplies
- Representing JKV in collaboration with municipalities and regulatory bodies that govern project requirements
- Collaborate with the development team on cost estimates cost model and material comparisons constructability reviews and schedules with qualifications and assumptions
- Manage pre-construction coordination meetings and assist with bid analysis and reviews
- Visit and monitor ongoing projects; provide technical support to the general contractor and development team consultants
- Contribute to the weekly project development team meetings discussing project status project resources and other needs
- Adheres to all safety regulations and requirements.
- Handles stress well and gets along with others within the workplace and with customers outside the department.
- Maintains acceptable standards of workplace conduct.
The responsibilities described above represent the primary responsibilities of the job. Other responsibilities may be assigned by the supervisor as warranted by business needs. The incumbent is expected to perform all assigned responsibilities.
ESSENTIAL QUALIFICATIONS
Education:
- Bachelors Degree (B.S. or B.A) in Construction Management Property Management or related field required. Four (4) years of related management experience in lieu of degree will be considered.
Licenses/Certifications:
- Must have a valid drivers license and proof of auto insurance.
- Must have or be able to obtain a Missouri Class E drivers license or equivalent within 30 days of hire if position assignment requires use of JKV vehicles.
- Must have successfully completed asbestos 40 hour certification class and have completed requirements to provide training in asbestos training.
Knowledge and Skills (required unless otherwise noted):
- Must have knowledge of safety precautions and hazards of a variety of the mechanical and building trades.
- Determining time place and sequence of operations or action to be taken on the basis of analysis of data; executing determinations and/or reporting on events.
- Determining work procedures for a group of workers assigning specific duties and promoting efficiency.
- Apply principles of rational systems to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Interpret a variety of instructions furnished in written oral diagrammatic of schedule form.
- Compute discount interest profit and loss; ratios and percentages. Calculate variables and formulas; ratio and proportion variables.
- Intermediate level of keyboarding skills and computer software applications (Microsoft Windows and Office products) are required.
- Intermediate level of PM maintenance software is required.
- Intermediate level of budget analysis and administration negotiation conflict management problem solving construction maintenance skilled trades energy management and customer service skills are required.
- Ability to read a variety of materials and write reports business correspondence and procedure manuals.
- Ability to effectively present information and respond to questions from groups of managers clients customers and the general public
- Ability to define problems collect data establish facts and draw valid conclusions
- Ability to oversee multi-faceted projects which incorporate federal/state/city regulations
Experience:
- Minimum of five (5) years experience of Preventative Maintenance Management required.
SPECIAL WORKING CONDITIONS
- Both outside and office environment.
- Frequent exposure to loud noise on construction sites or surveying the village.
- Exposure to moving mechanical parts fumes chemicals dust and temperatures/climate.
- Must use personal vehicle to travel around the Village.
- All associates may be called upon to assist other departments in a declared emergency situation.
