The Role
As a Leasing Associate with Bluevale Capital you will be the first point of contact for prospective residents and a key contributor to our leasing operations. This role offers the opportunity to grow your real estate career within a fast-paced dynamic investment platform. Youll showcase a professionally managed portfolio in the Niagara Falls region drive leasing performance and support an exceptional resident experience.
Key Responsibilities
Leasing & Sales
- Conduct engaging property tours tailored to prospective residents needs and lifestyle.
- Present rental rates lease terms and policies with clarity and confidence.
- Follow up promptly with leads to maximise conversions and secure signed leases.
- Prepare and explain leasing documentation ensuring accuracy and compliance with housing laws.
Resident Relations
- Coordinate seamless move-in processes including pre-inspections and checklists.
- Address minor resident concerns and escalate issues to the Property Manager when necessary.
- Support residents throughout the leasing lifecycle with professionalism and care.
Administration & Compliance
- Maintain accurate leasing records including applications screening documentation and lease files.
- Update property management software in a timely and detail-oriented manner.
- Support the preparation of leasing activity reports for internal tracking and management review.
- Ensure all practices comply with Bluevale Capital policies and provincial housing regulations.
Marketing & Outreach
- Collaborate with the Leasing & Asset Management team to execute marketing campaigns.
- Contribute ideas and content for digital listings email outreach and social media.
- Assist with community events open houses and promotional initiatives.
- Distribute marketing materials within local neighbourhoods and partner businesses.
Property Presentation
- Ensure model units common areas and leasing offices are tour-ready and well-maintained.
- Conduct daily inspections to uphold a professional presentation of properties.
- Report property or maintenance issues promptly to preserve a positive resident impression.
Skills & Qualifications
- Associates or bachelors degree in business Sales Communications Real Estate or related field (preferred).
- 1 - 2 years of experience in a client-facing role; leasing real estate or sales experience is an asset.
- Excellent communication and interpersonal skills with a positive professional presence.
- Highly organised detail-oriented and able to manage multiple priorities.
- Proficiency in Microsoft Office; comfortable learning property management software.
- Flexibility to work evenings and weekends as required.
- Based in the Niagara Falls region.
