Position Summary
The Property Manager is responsible for the overall management maintenance and profitability of a portfolio of properties. This role ensures that all properties under management are maintained to the highest standards while maximizing owner satisfaction and tenant retention. The ideal candidate is organized proactive and skilled at balancing client relationships with operational efficiency.
Key Responsibilities
Oversee the day-to-day operations of assigned properties ensuring compliance with company policies and applicable regulations.
Serve as the primary point of contact for property owners tenants and vendors.
Manage leasing activities including tenant screening lease execution renewals and rent collection.
Conduct regular property inspections and coordinate maintenance repairs and improvements as needed.
Prepare and manage annual property budgets monitor expenses and produce monthly financial reports.
Handle tenant concerns promptly and professionally ensuring high levels of satisfaction.
Collaborate with marketing and leasing teams to maintain high occupancy rates.
Ensure all property files contracts and records are accurate and up to date.
Maintain strong vendor relationships and negotiate service contracts for best value and quality.
Stay informed on market trends property values and relevant laws and regulations.
Qualifications
Bachelors degree in Business Real Estate or related field (preferred).
Minimum of 35 years of experience in property management real estate or a related field.
Proven ability to manage multiple properties and priorities effectively.
Excellent communication organizational and problem-solving skills.
Proficiency with property management software (e.g. AppFolio Buildium Yardi) and Microsoft Office Suite.
Strong financial acumen with experience in budgeting and reporting.
Real estate license or property management certification (preferred or required based on state).
