Operating Engineer

What this job involves: As an Operating Engineer at JLL you will provide onsite engagement with all building system vendors to ensure a safe and effective environment while supporting the needs of employees and vendors onsite. You will plan and support all critical safety protocols ensure the building meets health and safety requirements and participate in safety and risk management activities as required. This role involves identifying and advocating for building repairs and maintenance that reduce the cost of ownership and optimize the occupant experience while tracking and utilizing budget effectively and efficiently maintaining excellent records and upholding all required business processes.

What your day-to-day will look like:

Provide onsite engagement with all building system vendors to ensure safe & effective environment

Support needs of employees and vendors onsite

Plan and support all critical safety protocols

Ensure building meets health and safety requirements

Participate in the safety and risk management activities as required

Identify and advocate for the building repairs and maintenance that reduce the cost of ownership and optimize the occupant experience

Track and utilize budget effectively and efficiently maintaining excellent records and upholding all required business processes

Perform maintenance monitoring repairs to the Mechanical Plumbing Structural Furniture Fire Life Safety and Control systems for the facility to keep facility and building systems up to applicable standards as assigned

Maintain responsibility for facility services preventative maintenance purchasing and inventory control contracted maintenance general maintenance and technical proficiency

Maintain equipment including cleaning inspecting calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels

Review monthly client service request summaries to pinpoint and correct recurrent operational problems

Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing

Verify the accuracy of deliveries for count pricing and description

Record readings and make adjustments where necessary to ensure proper operation of equipment

Comply with departmental policy for the safe storage usage and disposal of hazardous materials; maintain a clean and safe workplace

Perform periodic checks of tool and instrument inventory

Monitor the quality and pricing of maintenance work performed by outside contractors

Complete any and all other duties and tasks assigned

Required Qualifications:

High School diploma or GED equivalent with two years of trades schooling in electrical system design refrigeration and HVAC

Certification as a Universal Technician for CFCs (or within 90 days of employment)

5 Years Experience as an Operating Engineer or equivalent role

Working knowledge of computer applications including Word and Excel

Ability to analyze the operation of various systems determine the cause of any problems/malfunctions and take corrective action as required

Must be available for Call-in work and perform other duties

Must be knowledgeable of operating systems on-site and able to troubleshoot and perform maintenance or PMs if required

Preferred Qualifications:

Additional certifications in building systems and controls

Experience with CMMS systems

Knowledge of building automation systems

Experience in vendor management and contract oversight

Estimated compensation for this position:

58600..00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications location market conditions and internal considerations.
