Job Summary

Position Summary

With oversight from the Program Manager of Development Services the Project Coordinator position is a management support role responsible for supporting both public and private real estate development projects in Philadelphia with a focus on supporting the administration of the Citys inclusionary housing program. The Project Coordinator applies project management skills including customer service policy research data analysis strategic planning and public outreach to various assignments to support entire Department of Planning and Development.

Essential Functions

Project Coordination

  • Provide administrative support to the inclusionary housing program working in collaboration with developers leasing managers departmental staff and City agencies to ensure compliance with the zoning code applicable regulations and programmatic policies.
  • Supporting development projects through the permitting process developer support and administration
  • Monitor project progress communicating program changes important deadlines and outstanding items to relevant parties as needed.
  • Collaborate with departmental staff and City agencies to improve processes and align development projects with departmental goals comprehensive plans and community needs.

Customer Service & Education

  • Serve as a point of contact for developers and leasing managers providing education on the development and approvals process receiving and reviewing required documentation and providing regular feedback and updates as they move through the approvals process.
  • Develop and update fact sheets forms and other educational materials to support the inclusionary zoning program and other initiatives for the Division;
  • Prepare presentations and guides for various audiences.

Reporting

  • Maintain accurate and timely digital records for all projects in the portfolio streamlining and enhancing data management protocols and platforms as needs and technology evolve.
  • Provide informed recommendations to refine the zoning code departmental regulations and operating procedures to improve program outcomes in alignment with Departmental and City objectives.
  • Provide regular project status reports elevating issues as necessary to maintain or confirm compliance or to flag as noncompliant.
  • Develop summaries talking points annual reports and other materials as needed.

Knowledge: Understanding of affordable housing and real estate development. Proficiency with Microsoft Office and Excel and proficient understanding of zoning permitting and real estate development processes.


Qualifications :

Education:

Completion of a bachelors degree program at an accredited college or university with major course work in planning economics urban studies or a closely related field.

Experience:

Two years of experience in affordable housing programming and compliance real estate development planning administration or a related field.

OR

Any equivalent combination of education and experience determined to be acceptable by the Office of Human Resources which includes a bachelors degree.
