The Leasing Specialist is responsible for driving the general marketing and leasing activity in a market. Reporting directly to the Senior Property Manager this role is crucial to achieving occupancy goals improving retention rates and providing a high level of customer service to both prospective and current residents. The ideal candidate is sales-driven detail-oriented and excels in a fast-paced environment with a strong focus on resident satisfaction and efficient leasing operations. This position follows a hybrid work structure with up to four days a week in the office depending on business needs.

Responsibilities include but are not limited to:

  • Achieve and maintain a strong 7075% closing ratio through effective sales techniques and excellent customer service.

  • Utilize strong phone communication skills to pre-lease homes to prospective residents.

  • Set and meet monthly sales goals occupancy targets and retention metrics as defined by Bridge Homes management.

  • Monitor market vacancy rates and take proactive steps to reduce marketing downtime.

  • Collaborate with the team to set rental rates and concessions based on market conditions.

  • Complete Competitive Market Analysis (CMAs) as needed.

  • Write and update property descriptions and execute marketing strategies to promote listings.

  • Support resident retention efforts including MTM (month-to-month) follow-ups renewal follow-ups move-in audits and tenant communications.

  • Assist the Senior Property Manager in collecting application documents and processing new applications.

  • Perform consistent daily follow-ups with leads and document feedback in Rently.

  • Support the maintenance team with monthly rent-ready inspections.

  • Conduct move-in orientations and renewal inspections delivering a high level of customer service.

  • Ensure full compliance with Bridge Homes policies Fair Housing and all state and federal laws.

  • Handle other duties and special projects as assigned.

What you should bring

  • High school diploma or GED is required.

  • Minimum of 24 years of residential leasing or sales experience with a focus on single-family or multi-family properties.

  • Strong sales and closing background with a demonstrated ability to meet leasing goals.

  • Proficient with Microsoft Office CRM systems and leasing software tools such as Rently.

  • Strong knowledge of Fair Housing laws and leasing best practices.

  • Excellent written and verbal communication skills.

  • Organized self-motivated and capable of managing multiple priorities in a fast-paced setting.

  • Reliable transportation and a valid drivers license.

  • Bilingual in Spanish is a plus.

  • 401K:Bridge Investment Group will match your contributions dollar-for-dollar up to 6% of your pay. These contributions are fully vested immediately. Eligible employees are automatically enrolled at a 4% contribution rate. *The employee must be at least 21 years of age and have worked for the Company for at least 60 days.
  • Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.
  • 11 Paid Holidays per year.
  • Following six (6) months of employment at the Company you will be eligible per birth adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company you will be eligible for twelve weeks of paid parental leave per birth adoption or placement of a child if you are the primary caregiver of the child.
  • Tuition Reimbursement: Up to $5000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
