Overview:
The Working Supervisor will maintain collaborative relationships with management team members and clients while overseeing daily maintenance operations and ensuring high standards of safety compliance and performance.
Key Responsibilities:
Maintain strong working relationships with managers staff and clients.
Provide hands-on training and technical guidance to maintenance staff.
Supervise troubleshooting and repairs of building systems including:
Doors floors plumbing lighting kitchen appliances roofs drains
Grounds equipment and light commercial HVAC
Oversee building systems such as fire/life safety painting carpentry plumbing HVAC and electrical.
Respond promptly to emergencies and client concerns (24/7 availability required).
Ensure compliance with company and client policies (e.g. recruitment discipline performance evaluations).
Administer and promote a safe work environment through corporate safety programs.
Manage vendor relationships and contracts including scope development selection and quality inspections.
Collect technical data and prepare budget justifications for energy conservation and deferred maintenance.
Support budget planning and expenditure control.
Coordinate work schedules and departmental functions to meet operational needs.
Develop and maintain a preventive maintenance program for building systems assets and fixtures.
Ensure accurate and timely completion of maintenance work orders in the CMMS system.
Maintain high standards of data hygiene for work orders.
Manage technician schedules including PTO sick days holiday/on-call coverage and overtime.
Efficiently schedule workloads to meet responsibilities and client expectations.
Oversee requisitioning inventory control and maintenance of equipment and supplies.
Participate in facilities budget planning and execution.
Serve as liaison with regulatory agencies contractors and client representatives.
Collaborate with Cushman & Wakefield property management teams.
Ensure compliance with applicable codes regulations and company directives.
Implement maintenance best practices to improve performance and reduce costs.
Lead proactive maintenance efforts to identify and resolve issues before client reports.
Promote a culture of excellence and audit-ready facilities through Fit Finish Feel standards.
