Job Summary

Description

The Maintenance Manager will be responsible for maintaining operating and repairing multiple mechanical systems. Oversee and manage garage custodial operations. Develop recommend and implement programs systems and procedures to ensure that operations are efficient profitable and that they maintain the companys reputation for servicing clients and customers with professionalism such that we are setting the standard of excellence in parking management.

Essential Duties

Thoroughly and accurately complete reactive and preventive maintenance for multiple systems.
Completes assigned PMs and reactive maintenance repairs requiring but not limited to the following skills: Parking Basic Heating Ventilation and Air Conditioning Mechanical Repairs - motors etc. Basic Plumbing Basic Low Voltage Electrical Basic Carpentry. Basic Landscaping Painting Pressure Washing Floor Sweepers / Scrubbers.
Train and develop multiple managers and custodial staff to build an effective custodial operations team.
Ensure proper staffing and initiate strategic placement of employees to maximize efficient custodial operation of the parking garages.
Implement company policies and procedures fairly and consistently.
Ensure fair and equitable treatment of all employees within the branch.
Ensure that all actions taken are legal fit within company policy and are properly documented.
Provide excellent customer service and handle customer complaints with professionalism.
Ensure the timely completion of required paperwork from each location and that all audit controls are in place.
Adhere to Safety regulations outlined in the Companys IIPP.
Perform Facility inspections.
Quality Assurance checks routinely and randomly
Respond to emergencies outside of normal working hours either onsite or by phone.

Minimum Requirements for Maintenance Manager

Customer Service skills
Previous janitorial and light maintenance work history is preferred.
High school diploma or equivalent.
Minimum 3 years experience.
Experience in the Parking industry a plus.
Excellent English verbal and written communication skills are a must.
Ability to work effectively as a team player.
Excellent computer skills.
Strong attention to detail and excellent problem solving skills.
Proficient in Microsoft Office Excel Word and Outlook.
Self-motivated individual.
Strong attention to detail and excellent analytical skills.

Physical Demands but not Limited to

Sit for extended periods of time.
Stand for extended periods of time.
Work in inclement weather.
