Here are some responsibilities forthe potential Sr. Maintenance Supervisor:
Leadership and Supervision:
- Lead mentor and supervise a team of maintenance technicians and staff ensuring highperformance and adherence to safety standards.
- Responsible for all phases of the maintenance operations of the property
- Maintains a professional courteous manner with all residents vendors contractors and staff.
- Oversees turnkey operations and that vacant units are made rent-ready in a timely mannerperforming various repairs.
- Assign requests equally to Maintenance Technician(s) monitoring completion and quality ofwork in order to limit call backs.
Maintenance Planning:
- Develop and implement preventive maintenance schedules and procedures to minimizedowntime and ensure the longevity of equipment and facilities.
- Supervises maintenance personnel including training new maintenance team members andensuring proper work dress code is enforced as required and needed.
- Responsible for 24-hour emergency maintenance service responses; on-call as required.
Budget Management:
- Oversee the maintenance budget including cost control procurement of materials andvendor management.
- Adheres to budget and purchasing parameters by following processes and procedures.
- Maintain inventory controls for cost effective maintenance operations.
Compliance and Safety:
- Ensure all maintenance activities comply with local state and federal regulations as well ascompany policies and safety standards.
- Responsible for ensuring all safety standards are followed and applied as required withinOSHA standards as well as all company guidelines to include the maintenance techniciansstaff vendors and contractors reporting any discrepancies immediately to the PropertyManager.
- Communicate with team members on updates.
Performance Monitoring:
- Monitor and evaluate the performance of maintenance staff providing feedback trainingand development opportunities.
- Assists in monitoring all work being performed by outside contractors to include meetingstandards and quality.
- Monitors and provides preventive maintenance and repair on mechanical systems.
Project Management:
- Coordinate and manage maintenance projects including renovations upgrades and newinstallations ensuring timely and cost-effective completion.
- Organizes prioritizes and ensures that service requests and repairs are made correctly and ina timely manner recording such activities to properly maintain data.
- Walk all vacant units to determine make-ready needs coordinating efforts with theCommunity Manager to make schedules and assignments discussing and seeking approval topurchase/contract for major replacement needs.
- Coordinate schedule and respond to resident/management requests establishing prioritiesand coordinating urgent/emergencies as priorities.
Reporting:
- Prepare and present regular reports on maintenance activities performance metrics andproject status to senior management.
- Alerts Community Manager of any unusual occurrences and/or damage taken place or thatmay occur.
Continuous Improvement:
- Identify opportunities for process improvements and implement best practices to enhancemaintenance efficiency and effectiveness.
- Assists with annual performance reviews and employee counseling when required.
- Responsible for creating standards for the cleanliness and overall appearance of thecommunitys grounds amenities building exteriors market ready unit interiors breezewayscurbs signage leasing office central garbage areas parking lots and other buildings andcommon areas to ensure that they reflect and represent the high quality of the communityand Bryten standards.
As the ideal candidate your background includes:
- Bring your high energy and positive attitude to contribute to an awesome team atmosphere!
- Completion of high school/GED or specialized vocational training3 years experience in building and facility maintenance some of which has been in asupervisory capacity.
- Licensing and trade certification in HVAC required; Electrical Wiring or Plumbing Certificationis highly desired.
- Must possess the ability to add subtract multiply and divide in all units of measure usingwhole numbers common fractions and decimals. Must be able to read and write in Englishat intermediate level to read diagrams meters instructions write reports etc.
- Ability to problem solve and troubleshoot equipment.
- Willingness to work harmoniously with other staff vendors contractors and residents.
- Organized and detail-oriented with a strong level of accuracy and the ability to multitask.
- Ability to prioritize and adhere to strict deadlines.
- High level of integrity; ability to handle confidential resident information.
- Use computers for data entry word processing spreadsheets or custom applications.
- Ability to work overtime and on-call as well as a non-traditional schedule includingevenings weekends and holidays as needed.
- Must have a valid Drivers License current automobile insurance and reliable transportation.
