What do you offer

The Facility Asset Manager reports to the Associate Vice President of Housing Services. The Manager has two primary functions: the first is to strategically manage the capital (facility) assets owned leased or to be acquired/leased or disposed of by the YMCA of the National Capital Region (Y NCR). The second function is to provide leadership and indirect oversight to the YMCAs Facilities Management team via the Facilities Supervisor in accordance with the organizations strategic plan the Asset Management Plan for each location and YMCA service standards (Y Way).

Some of the tasks of this position include:

  • Preparing and implementing risk management frameworks for a 9 site portfolio of owned and leased assets including business continuity and emergency preparation scenarios.
  • Ensuring building condition assessments are conducted from time to time and analyze the results to develop an asset management plan for each Y NCR owned site;
  • Determining appropriate levels of service for each facility to proactively balance service quality cost and risk.
  • Managing all leases and leasing responsibilities (commercial and residential with the YNCR as tenant as well as the YNCR as landlord) from market research to lease execution.
  • Forecasting revenues and expenditures related to real property (including operating and capital budgets) and analyzing market conditions and potential expansion opportunities in the Eastern Ontario and Western Quebec commercial and multi-residential property markets.
  • Managing liability and insurance coverage for property-related risks.
  • Actively supporting the Vice President Finance and Housing to negotiate secure and manage loans and financing related to real property and its development/redevelopment.
  • Contributing to cross-departmental strategic projects that contribute to strategic organizational goals and operational efficiency.

What qualifications and abilities are we looking for

The successful candidate will have the following:

Education

  • Post-secondary degree or diploma in real estate commerce business administration or a related field.

Language

  • Fluent in English oral and written
  • Other languages are an asset

Experience Skills and Abilities

  • Minimum of ten years related experience
  • Advanced skills in real property management negotiation asset analysis strategic planning budget analysis and forecasting financing/investment strategies collaborative leadership business process/productivity improvement
  • Experienced in managing and coaching a high-functioning team preferably within a unionized environment
  • High technical aptitude for software (including accounting software Excel PowerPoint business analytics property/asset management planning software AI tools etc.)
  • Ability to interpret data and present technical information verbally and in writing to a lay audience
  • Highly organized proactive and solution-oriented
  • Well-developed relationship skills and experience providing customer service to public.
  • Real Property Administrator (BOMI Canada) or Certified Property Manager designation (Real Estate Institute of Canada) are asset qualifications
  • Drivers license and access to a vehicle with the ability to travel regularly within Eastern Ontario and Western Quebec with occasional travel to other locations in Canada (travel expenses to be reimbursed according to YMCA policy)

Additional Requirements:

  • Applicants must already have a valid permit to work in Canada.
  • A Police Record check not more than 6 months old is Records checks are reviewed on an individual basis and the offense(s) - if any - is considered in the decision-making process in relation to the requirement of working with children therefore not eliminating all candidates with a record from being offered a position.
  • Semi-annually staff must complete the mandatory training for the protection of Children & Youth and submit the certificate of completion.
