Job Title: Facilities Maintenance Technician III

Job Summary:

The Facilities Maintenance Technician III will complete required PMs and perform repairs on the clients facility equipment as directed by the Site supervisor or Site Manager. This position will utilize a flow to the work concept. The successful Tech III will be an excellent communicator and have exceptional follow-up capabilities. The Tech III will exhibit an ownership attitude and willing to mentor those with less skills and knowledge.

Essential Duties and Responsibilities:

1. Maintain a safe and clean work area. Demonstrate basic safe work practices based on company and customer policies and procedures.

2. Able to attend and pass certification and licensing classroom and practical training for rolling stock such as forklifts scissor lifts articulating boom lifts etc.

3. Understand and utilize portable ladders and demonstrate proper selection of required fall protection devices.

4. Performs preventive maintenance activities on facilities following written instructions. PM activities include measurement of wear replacement of worn or defective items (i.e. belts hoses fluids filters etc.) and inspection/evaluation of operating characteristics such as speeds pressures vacuum or vibration.

5. Analyzes findings during PM and recommends changes to PM content based upon findings. Documents PM activities within the CMMS. Completes assigned work orders and documents completion within the CMMS. Completes repairs including rebuilding of pumps steam traps valves electrical and pneumatic solenoid devices.

6. Completes general building repairs including repair and painting of walls doors floors etc. Completes repairs to plumbing system including fixing leaks and stoppages repairs or replacement of sinks piping valves or drains. Repairs and maintains controls lighting and electrical distribution systems.

7. Maintain and install lighting components ceiling tiles and grid throughout facilities. Performs shift rounds using a checklist to document performance characteristics (i.e. operation modes pressures temperatures RPM etc.) of facility systems and equipment.

8. Communicates with the site leadership or designee in assuring that all aspects of a work request are understood that parts must be ordered or that requested completion date will be delayed for any reason not discovered during the conversion of the work request into a work order.

9. Performs PM & repairs on dock equipment Overhead doors dock levelers dock locks and seals

10. Responsible for accurate and timely paperwork related to essential duties and responsibilities

11. Other duties as assigned

Qualifications:

Education

HS Diploma or equivalent preferred or combination of experience and training.

Business Experience

4 or more years mechanical experience including electrical plumbing carpentry required; or equivalent combination of training education and experience.

Licenses/Certifications

Valid drivers license Fork truck operators license JLG operators license

Language Skills

1. Ability to read and comprehend simple instructions operating and maintenance instructions and memos.

2. Ability to write routine reports and correspondence.

3. Ability to effectively present information in oneon-one and small group situations of customers clients and other employees of the organization

Work Environment:

  1. Work in an environment where the following safety equipment is needed; steel toe shoes hearing protection noise protection hardhat eye protection and hand protection.
  2. Abide by OSHA guidelines including lock-out/tag-out and HAZCOM guidelines and all other Company/Customer driven safety initiatives.
  3. Hours of work are solely defined and governed by business volume and contract schedules.
