Summary of the Position:

Asset Management focuses on asset strategy business plan development and execution investment performance investment decision analysis lease analysis redevelopment management within the operating portfolio and third-party management of deals owned by others in the NY market. The Analyst will be intimately involved with quantitative financial modeling asset performance analysis and reporting for the New York real estate portfolio. The role will collaborate in a dynamic team environment and interact directly with senior management and other departments across the company.

Key Responsibilities:

  • Think strategically and broadly about New York office assets looking deeply at the buildings through a traditional asset management lens but also thinking creatively about ways to maintain a competitive advantage for the long-term.

  • Maintain pro forma models which includes all of the various terms and assumptions including actual leases signed coordinating with Tishman Speyers internal Leasing Team to project leasing metrics/costs and updating expenses based on actual bills incurred and projected future expenses as discussed with Property Management and Accounting.

  • Analyze and oversee the tracking and execution of various ongoing capital projects in coordination with Tishman Speyers internal Design & Construction teams and Property Management teams.

  • Constantly re-evaluate business plan to ensure that the firms properties are well positioned in an ever-evolving market responding proactively to the changes we expect to see.

  • Support analysis of major capital and tenant improvement projects and new leases both office and retail.

  • Annual budgeting and reforecasting in coordination with Property Management Design & Construction Leasing and Accounting teams.

  • Coordinate with and update investment partners via meetings with internal teams as well third-party consultants (e.g. architects engineers and marketing agencies) in furtherance of the assets business plan.

  • Manage refinancing and disposition activities as they arise.

Skills & Qualifications:

  • 2-4 years of experience in an analytically rigorous Real Estate or Finance environment

  • Experience with Excel and ARGUS and financial modeling

  • Evident passion for real estate and desire to build a career on the principal side

  • Demonstrated ability to leverage emerging technologies including artificial intelligence automation and data-driven tools to improve efficiency enhance decision-making and drive innovation

  • Strong creative problem-solving skills

  • Effective written and oral communication skills

  • The ability to work effectively with both peers and senior executives in a highly entrepreneurial team-oriented environment

  • Unwavering attention to detail

  • Highly-organized with ability to prioritize multiple ongoing activities

  • Effective project management skills

The base compensation range for this role is $90000 to $110000. This role is also eligible for a discretionary annual bonus as well as access to our comprehensive medical dental and vision insurance life and disability insurance 401(k) plan (with matching contributions) wellness benefits and all other benefits afforded to full-time Tishman Speyer employees. This base range reflects a number of factors including but not limited to relevant experience skill sets and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyers New York team as weve considered factors specific to this geography.
