Job Description

Job Summary

Under the general direction of the Senior Director- Maintenance and Operations and in collaboration within the Department and with colleagues across the campus the Associate Director Architectural and Automotive Trades is responsible for leadership management and supervisory oversight of several trades shops including the Carpenter Shop Facility Worker Shop Paint Shop Lock Shop and Auto this role the incumbent is responsible for all maintenance and repair services and functions of each shop. This includes management of personnel management for all Shop staff. The incumbent is also responsible for the oversight management and implementation of contracted services related to the area of assignment. The incumbent is charged with ensuring services from all shops are provided to the campus in an organized prioritized scheduled and delivered in a cost effective manner meeting budget allocations and established service level expectations. This position requires the management of several groups and maintenance oversite for campus events and functions.

The Maintenance & Operations unit of Facilities Development & Operations provides services to a University campus spread across five sites comprised of 170 acres 52 buildings and more than six million gross square feet. Maintenance & Operations employs approximately 235 full time permanent staff and up to an additional nine part time seasonal or contract staff. The assigned operating budget for the unit is $16 million not including funds associated with maintenance and repair projects.

Key Responsibilities

  • Responsible for day-to-day management coordination and quality control of assigned area of operations maintenance and repair services
  • Assigns work order requests and communicates assignments and priorities to staff and with customers
  • Coordinates inspection activities to ensure the Department activities are in conformance with the established service level requirements
  • Plans implements and updates procedures for area of responsibility as related to disaster and emergency preparedness and building security/emergency procedures
  • Develops and implements strategies to improve the customer experience and ease access to services and information utilizing varied methods of communication
  • Develops monitors and reports on key performance metrics/indicators as part of the asset management program to evaluate and improve asset life cycle and efficiency of resource allocation
  • Reviews and comments on architectural and engineering designs for construction projects and coordinates efforts with staff to ensure project understanding
  • Determines asset criticality and conducts risk analysis and condition assessment on buildings and critical assets to determine remaining life and replace/repair decisions

Knowledge Skills & Abilities

  • Strong knowledge of the design construction operation maintenance and repair of building and grounds architectural systems and the maintenance and repair of automobiles and other vehicles
  • Working knowledge of the California Building and Safety Codes Title 8 Safety Orders and Federal Codes local ordinances and other applicable codes and regulations
  • Strong knowledge of maintenance and repair planning and management principles including development and implementation of resource loaded schedules periodic maintenance plans and service level plans and agreements
  • Demonstrated proficiency in planning scheduling prioritizing and problem solving and in managing both routine and complex maintenance workload requirements involving a mix of skilled trades
  • Ability to work with mathematical concepts such as probability and statistical inference to apply concepts such as fractions percentages rations and proportions
  • Ability to foster teamwork by maintaining a positive cooperative productive work atmosphere while establishing effective working relationships within a diverse population and with those from various cultural backgrounds

Required Qualifications

  • Bachelors degree in engineering construction technology facilities management business or a related field OR which may be obtained through equivalent experience such as might be attained through five years of supervisory experience in management of maintenance and/or construction projects of which a minimum of three years is associated with progressively responsible experience
  • Five years of supervisory experience and three years of senior leadership experience within a multi-faceted facilities maintenance organization
  • Experience with computer programs used for facilities maintenance management building automation and/or project management

License

A valid drivers license is required for this position. Out of state candidates selected for the position must obtain a State of California drivers license within 10 days of hire in accordance with the California Department of Motor Vehicles regulations.

Once hired the employee must successfully complete the Defensive Driver Training Program provided by the State of California for California State University campuses.

Preferred Qualifications

  • Although not required one or more of the following are preferred:
  • EFP or CEFP certification through the Association of Physical Plant Administrators or equivalent
  • General building certification through the International Code Council or equivalent
  • Class 1 inspector license through the Division of the State Architect or equivalent
  • Possession of California supervisor certification for asbestos and lead related work
  • Supervisory experience within a collective bargaining and represented staff environment.
  • Knowledge of all aspects of physical plant management and ability to manage and prioritize technical assignments associated with facilities administration.
  • Applied knowledge of building codes and other laws relating to architectural trades.
  • Proficiency in the use of computerized maintenance management systems.
  • Experience working in a University

Compensation

Classification: Administrator II
Anticipated Hiring Range: $10106/month - $11235/month
CSU Salary Range: $5053/month - $16221/month

The final hiring salary will be commensurate with experience.
