JOB TITLE:Facilities Manager REPORTS TO: Director of Bond and Operations
GENERAL DUTIES SUMMARY:
Oversees dayto-day care maintenance repair and operation of the districts physical plant and coordinates short and long range planning of maintenance and facilities. Works to mitigate safety and health hazards; implementing facility related safety emergency preparedness and training programs within the district. Works closely with maintenance and operations staff to ensure a safe and healthy environment at all district facilities.

FACILITIES
- Oversee the districts physical plant including the following activities:
- Managing the physical plant and evaluating monitoring and revising systems and services as appropriate.
- Support the districts capital improvement program. Assist in developing and implementing long-range facility plans including bond-funded capital projects.
- Coordinate with architects engineers contractors and consultants for new construction renovations and modernization projects.
- Establish long-range schedules for maintenance and repair.
- Establish and maintain the districts preventative maintenance schedule for all mechanical units roofing and related building systems.
- Act as an advisor to the Director of Operations and Baon on all questions and matters related to the facilities.
- Support district energy conservation efforts.
- Assure the districts compliance with federal state and local laws and regulations regarding capital projects and maintenance operations.
- Be on-call for physical plant emergencies 24 hours a day.
- Serve as the district liaison to partnership agencies regarding the use operations and maintenance of district facilities and/or land.
- Collaborate with the Security Manager to ensure proper upkeep maintenance and functionality of alarm systems security systems and key management/distribution
- Supervise Maintenance Department.
- Oversee all maintenance and grounds personnel and services.
- Ensure that all maintenance staff maintain proper licensure and certifications.
- In conjunction with Director prepare and administer the budget for the Maintenance Department.
- Prepare cost estimates and recommendations for maintenance projects and capital improvements.
- Manage procurement for facilities related goods and services in compliance with public contracting laws.
GENERAL SAFETY AND RISK MANAGEMENT
- In conjunction with Security Manager coordinate necessary maintenance and repairs of Fire Life and Safety systems.
- Manage the Districts prevention and loss control programs under risk management
- Serve on District Office Safety Committee
- Support and offer recommendations for the districts Evaluation Plan and Emergency Response Plan.
- Conduct training and inspection programs to reduce risk
- Develop and implement ongoing facility safety program for school district
- Support school safety committees in collaboration with needs of Risk Management.
- Help investigate accidents involving District property.
- Periodically inspect District buildings and equipment to ensure compliance with applicable safety standards
- Serve as District IPM Coordinator
- Serve as Districts Designated Person in regards to AHERA program requirements
- Coordinate compliance with regulations such as Americans with Disabilities Act and OSHA
- Conduct training and inspection programs in conjunction with Risk Management to monitor and assure compliance related to IPM AHERA OSHA etc.
QUALIFICATIONS

- Five years of continuous and increasingly responsible experience in the supervision and/or direction of a facilities maintenance and construction program.
- Technical expertise in several of the following areas: construction mechanical engineering electrical engineering landscape architecture architectural design public business administration air conditioning heating and ventilation HVAC controls energy management safety general building maintenance or other related technical areas.
- Experience in any of the following: personnel management budgeting purchasing program coordination.
- Knowledge of federal laws and codes related to plant management including workers compensation and ADA.
- Knowledge of Section 504 compliance issues.
- Mental and physical skills and abilities to perform the essential functions of the position.
Language and Math Skills
- Read analyze and interpret technical documents
- Respond to common inquiries or complaints from customers regulatory agencies or members of the business community
- Effectively present information to top management public groups and/or boards of directors.
- Calculate figures and amounts with sufficient skill to accomplish the essential functions duties and responsibilities of the position
Reasoning Ability
- Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
- Interpret a variety of instructions furnished in written oral diagram or schedule form

- The individual is occasionally exposed to outside weather conditions.
- The noise level in the work environment is usually moderate.

- Occasional night duty is required
- Must be able to work in small spaces and on roofs
EVALUATION
Performance of this job will be evaluated in accordance with the Managerial contract and Board Policy
TERMS OF EMPLOYMENT
This is a 12-month position assigned to the classification of the Manager/Confidential Agreement salary schedule. Terms and conditions of employment are established by the Manager/Confidential Agreement
